This crawl space had been completely destroyed from years of water flooding in. The vapor barrier was covered in debris, insulation was falling, and the wooden posts were getting water damaged. Unsure of how to control the issue before the structural integrity of the home was impacted, this homeowner reached out to John's Waterproofing. We informed the homeowner that the long-term solution to the water intrusion issue would be to fully encapsulate the crawl space and seal the home off from the earth. To begin, we needed to remove the debris and fallen insulation so that there would be a clean space to install drainage. The drainage system helps to guide water out of the crawl space using a perforated pipe. This pipe goes along the interior perimeter and collects any water that tries to seep through and sends it to a TripleSafe sump pump. This three-pump system then takes all the collected water and securely pushes it out through a discharge line and away from the homes foundation. Once the drainage system is installed and there is control over the influx of water entering, then we can seal the space off. We do this by installing TerraBlock, a thick insulation foam, along the base of the space. This is cut to perfectly fit each individual crawl space so no dirt is exposed beneath the home. It helps improve overall energy efficiency by sealing the space off and controlling the environment. Then, a CleanSpace vapor barrier gets installed. This goes along the base, up the foundation walls, and between the footing and wooden posts. It is a 20 mil thick liner made with woven fibers that prevent water from seeping over top of it. A SaniDry dehumidifier helps filter the air by pulling moisture out. Spray Foam gets applied to the foundation walls to air seal and further insulate the space. This is made of materials that expand to fit into every crevice along the foundation walls so the environment is completely controlled compared to the outside. Now that the crawl space is fully encapsulated, the homeowner won't have to worry about water destroying their home.
