When we begin encapsulating, we first need to remove all the fiberglass insulation and debris covered vapor barrier. These create environments that become unhealthy to the home and its occupants. Then, because water is the primary concern, we install a drainage system. A perforated pipe gets installed along the interior perimeter of the crawl space. This collects water from the walls or rising groundwater and guides it to a sump pump to be sent out. The TripleSafe sump pump is capable of taking all the collected water and securely pushing it out of the crawl space and away from the homes foundation through a discharge line. Once drainage is installed, then there can be proper control over the influx of water intrusion to help keep the space dry. TerraBlock, a thick insulation foam, is installed next along the base of the crawl space. The purpose for this is to seal the space off and control the environment. As a result, the temperature in the crawl space can remain the same all year around, making the home more energy efficient. A CleanSpace vapor barrier is installed to prevent any future water from having access into the space and getting absorbed into the wooden posts supporting the home. It is a 20 mil thick liner made with woven fibers and backed by a 25 year warranty against rips and tears. A SaniDry dehumidifier is set up to promote cleaner air in the living spaces by pulling out excess moisture. Spray Foam is the final step of the encapsulation process and gets applied to the foundation walls. This is to air seal and insulate the space. After this entire system is installed, the homeowners can enjoy all the benefits of a dry and healthy home without the threat of future water intrusion.
