Crawl Space Repair Photo Album: Standing Water in the Crawl Space - Oregon City, OR
This homeowner found that their entire crawl space was filled with standing water. They noticed puddles of water dangerously close to the wooden posts supporting the homes foundation. Worried that this would cause the wood to rot, they decided to call John's Waterproofing about a solution. We informed the homeowners that an encapsulation would be the best long-term solution, but they opted to do a Pipe Pump Plastic system until they were ready to commit to the encapsulation. The Pipe Pump Plastic method helps to control the passage of water and offer a safe way to exit the crawl space. To begin, we needed to install a drainage system using a perforated pipe. This goes along the interior perimeter of the crawl space and works to collect any water that tries to enter. It then takes that collected water and guides it towards the SuperSump Plus sump pump. This sump pump is what can actually push that water out of the crawl space and away from the homes foundation. With these two working constantly to control the flow of water, we wanted to add moisture protection so there would be a barrier for the wooden posts. This is done by installing a new 6 mil vapor barrier along the base, up the foundation walls, and between the footing and wooden posts. We make sure to anchor the liner to the foundation walls to prevent it from moving around and exposing the earth beneath. Each seam of the liner gets overlapped to ensure water won't be able to seep over top of it. After the Pipe Pump Plastic system is fully installed, the homeowners can relax knowing that the water is being safely pushed out.

No Exit for the Water.
Because the water was constantly seeping through with no way to exit, it was just flooding nonstop and causing a lot of moisture to get into the air.
New 6 Mil Vapor Barrier.
The new vapor barrier covers the entire base and goes between the footing and wooden posts to isolate and protect against water seeping through.
Anchoring to Foundation Walls.
Anchoring the vapor barrier to the foundation walls helps ensure that it is secure and that it will keep any moisture beneath the liner.
SuperSump Plus.
The SuperSump Plus sump pump is capable of controlling the water intrusion and constantly pushes it out and away from the homes foundation to keep the crawl space dry.
