Crawl Space Repair Photo Album: New Home had Constant Water Leakage - Ferndale, WA
After moving into their brand new home, this homeowner discovered that water was seeping into the crawl space every time there was heavy rainfall. Wanting a solution quickly, they reached out to John's Waterproofing about what options were available to them before another rainy season began. We informed them of the Pipe Pump Plastic system. This is the process of installing a drainage system that would be able to control the inflow of water from the outside and safely get it out of the crawl space. We begin installing the drainage system by digging a trench along the interior perimeter. This is for a perforated pipe to be placed into and collect any water that tries to seep through. Whether it is from rising groundwater or coming in through the foundation walls, the pipe can offer the water a safe passageway to flow through and be sent to a TripleSafe sump pump. The sump pump is what takes all that collected water and securely pushes it out and away from the homes foundation. It is a three-pump system that is capable of handling multiple gallons of water at a time. It even is equipped with a backup battery-operated pump in the case of a power outage so no matter what, the crawl space will remain dry. Lastly, in order to add some moisture protection we install a 6 mil vapor barrier. This goes along the base of the crawl space, up the foundation walls, and between the footing and wooden posts to isolate and protect. It helps create a seal from the earth and the home so that moisture can't be absorbed into the crawl space. Once this process is completed, the homeowner feels safer knowing their new home will survive the rain all year round.
Debris Covered Vapor Barrier.
When a vapor barrier is covered in dirt and debris this indicates a water issue because as it seeps through it brings in the outside sediment. Once the water evaporates into the air, the sediment gets left behind on the vapor barrier.
Water Leakage and Mud.
The wet dirt on the vapor barrier also shows current water intrusion causing puddles and mud to appear.
Digging the Trench for Drainage Pipe.
A trench is dug along the interior perimeter of the crawl space for the perforated pipe to be placed into and collect any water that tries to seep through.
TripleSafe Sump Pump.
Once the pipe collects the water it sends it to the TripleSafe sump pump to be pushed out and away from the homes foundation.
New Vapor Barrier and Protected Home.
Lastly, a new 6 mil vapor barrier gets installed to protect against moisture damage so that the home is able to stay dry and healthy all year round.
