Crawl Space Repair Photo Album: Fixing Their Slanting Floors with SmartJacks - Bay City, OR
This homeowner had their home inspected 4 years ago after noticing the floors slanting between their dining room and laundry area. Not ready to address the issue, they left it be, but as the years rolled along the homeowner noticed that the slanting in those areas had become more pronounced and was forming a gap under the walls. They decided to have John's Waterproofing come out and get the issue resolved. We informed them that the reason this was happening was due to a lack of support in the crawl space. The wooden posts supporting the homes foundation had been exposed to water damage and couldn't stabilize the home the way it required. First thing we did to fix the slanting issue was remove all of the old fiberglass, vapor barrier, and debris in the crawl space. Things like ripped vapor barriers and falling insulation end up with more consequences if left. Then we installed a new 6 mil vapor barrier to help prevent moisture from getting into the crawl space and causing more damage. It helps create a barrier between the earth and the home. Then we needed to install 5 SmartJacks and 24 feet of steel beams. SmartJacks are steel adjustable piers designed to offer support to the home where it needs it. They are made of materials that won't rot or grow mold and can withstand any climate. Once this system was installed, the homeowners felt safer knowing the slanting areas had support again.
