Crawl Space Repair Photo Album: 10 Years Later: Crawl Space Gets Encapsulated - Gresham, OR
Back in 2015, this homeowner had an inspection done on their crawl space after discovering signs of water intrusion. They called John's Waterproofing and we informed them that a full encapsulation would be the best long-term solution to their water issues. Wanting to see if the problem would resolve itself, they opted to wait. Then in 2025, the same homeowner reached back out to John's Waterproofing saying that they were done experiencing all the water intrusion and were ready to encapsulate. To begin, we needed to install a drainage system. This would control the passage of water and offer a safe route to travel through to exit the space. This is done using a perforated pipe installed along the interior perimeter and connecting it to a TripleSafe sump pump. This three pump system is equipped with heavy duty Zoeller pumps that allow for it to securely pump out any collected water. It even has a backup battery-operated pump designed in the case of a power outage. Then, TerraBlock insulation foam gets installed along the base. This is a thick foam that seals the crawl space off from the earth and helps regulate the environment. A CleanSpace vapor barrier is installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts. It works to isolate and protect the space from water being able to seep through. A SaniDry dehumidifier is installed to promote healthier air quality and pull excess moisture out of the air. Lastly, Spray Foam is applied along the foundation walls to air seal and insulate. After waiting 10 years, this homeowner gets to finally enjoy all the benefits of having a dry and healthy crawl space.

The dirt and debris covering the vapor barrier are indicators of where water has intruded and the sediment was left behind as the water evaporated.
Getting the CleanSpace Installed.
The CleanSpace vapor barrier is a 20 mil thick liner made with woven fibers that help prevent water from being able to seep through.
Sealing the CleanSpace.
The CleanSpace vapor barrier gets sealed with thick waterproof tape to ensure it stays secure. It is installed along the base, up the foundation walls, and between the footing and wooden posts.
TripleSafe Sump Pump.
The TripleSafe is capable of controlling mass volumes of water at a time and pumping it out of the crawl space and away from the homes foundation.
Spray Foam to Air Seal.
Spray Foam is applied to the foundation walls and is made of materials that expand to fit into each crack and crevice. Its purpose is to fully air seal the space and insulate.
