Crawl Space Repair Photo Album: Musty Odors and Falling Insulation - Eugene, OR
Your home is supposed to be a safe place to go at the end of each day. Feeling safe and comfortable is an important part of being a homeowner. But what if a musty odor starts overtaking the living space? That exact nightmare happened to this homeowner when they started experiencing bad smells throughout their house. Unsure of where it was coming from, they decided to inspect their crawl space. To their shock, their crawl space was destroyed from years worth of moisture damage and high humidity. It had completely ruined their homes insulation and was beginning to mold and mildew. The homeowner decided to call John's Waterproofing so they could save their home. We informed the homeowners that a full encapsulation would offer the best solution to control the environment and rid the home of the musty odor. To begin, we installed a drainage system using a perforated pipe and a SmartDrain. These work together to collect water that tries to enter and offers a safe passageway to exit the crawl space. This prevents the water coming in to evaporate into the air and raise the humidity. Then, we install TerraBlock insulation foam to seal the earth off from the crawl space. This helps control the environment by keeping the crawl space the same temperature year round. A CleanSpace vapor barrier gets installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts to isolate and protect against water damage. A SaniDry dehumidifier helps to promote better air quality by pulling moisture out of the air. This will help with the musty odors because the relative humidity can stay at 55% and create an environment where mold and mildew can't thrive. Lastly, Spray Foam will be applied to the foundation walls to air seal the crawl space and further insulate. Now, this homeowner can enjoy their properly insulated and healthy crawl space.
Fallen Fiberglass Insulation.
The insulation in this crawl space had experienced significant moisture damage and was falling from the sub-floor. Not only does this negate its purpose of insulating the home, but it also creates an environment for mold and mildew to grow.
Ripped up Vapor Barrier.
Because water had seeped through and evaporated, sediment was left to dry on top of the vapor barrier.
CleanSpace Keeping Crawl Space Dry.
The CleanSpace vapor barrier is a 20 mil thick liner made with woven fibers that help prevent water from seeping through.
SmartDrain Installation.
The SmartDrain helps offer a safe passageway for water to exit the crawl space. This way in the future, water won't just continue seeping through and puddling in the space.
Crawl Space Staying Dry and Healthy.
The difference in this crawl space after being encapsulated will help protect the home to keep it dry and healthy for its occupants.
