Crawl Space Repair Photo Album: Tight Crawl Space Gets Encapsulated - Eugene, OR
This tight crawl space had water seeping through the foundation walls during the rainy seasons. Due to years of this occurring, the water started evaporating into the crawl space's air and was raising the humidity levels. This caused the fiberglass insulation to sag from the sub-floor and the wooden posts to become water damaged. The owner of this property wanted a solution and called John's Waterproofing. We recommended that by fully encapsulating the space, it would prevent future water intrusion and control the environment to fight against mold growth. To begin, we had to remove the falling insulation and the damaged vapor barrier. Then, we installed a drainage system using a perforated pipe and a SuperSump Plus sump pump. These two work together to control water that tries to seep through and offers a safe passageway to be pumped out. TerraBlock is installed along the crawl space floor as a thick insulation that seals the earth off from the space. It helps control the temperature to prevent heightening the humidity levels. A CleanSpace vapor barrier is installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts to isolate and protect against water damage. A SaniDry dehumidifier helps pull moisture out of the air and maintain the same relative humidity all year round. This helps with reducing potential mold and mildew growth. Lastly, Spray Foam is applied to the foundation walls to air seal and further insulate the home. Now that this crawl space has been encapsulated, it is protected against rainy seasons and will stay dry.
Falling Insulation and Ripped Vapor Barrier.
The falling insulation from the sub-floor indicates that their are moisture issues and it is getting absorbed into the insulation.
Water Damaged Wooden Beams.
The distortion and discoloration of the wooden beams supporting the homes foundation show where water has seeped through and damaged the wood.
Installing a Proper Drainage System.
A perforated pipe is installed along the interior perimeter of the crawl space and connects to a SuperSump Plus sump pump. These work together to pump water out of the space and away from the homes foundation.
Encapsulated and Protected.
The CleanSpace vapor barrier is sealed with waterproof tape to ensure that the crawl space is isolated and protected against future water intrusion.
