When this homeowner noticed a foul odor wafting up into their home, they decided to call for help. They told us over the phone how their heating and cooling costs had risen over the years, and a foul odor was coming up into their home. They didn't want to check the crawl space themselves, but knew it had been at least a few years since anyone had ventured down there. We scheduled a design specialist to go out and do a full inspection to see what was going on. The old fiberglass insulation was drooping from the sub-floors, rodent droppings' were found, and the old 6 Mil vapor barrier was in bad shape. To address the situation fully we recommended a full encapsulation. This involves adding drainage, a sump pump, insulation made for the crawl space, a 20 Mil thick woven vapor barrier, dehumidifier, and air sealing the space. By being able to control the crawl space environment we can deter critters from getting into this space. The new insulation is also made to last in the crawl space so it will not droop and fail like fiberglass does when subjected to being under the home.
Falling and Drooping Fiberglass Insulation
When fiberglass insulation absorbs water it will droop away from the homes sub-floor. This ruins its insulation value and can also become a host for mold or mildew to brew.
Caked on Mud
When water levels rise and carry mud over the vapor barrier it will eventually evaporate and leave behind caked on mud.

The old 6 Mil vapor barrier was out of place, showing dirt, exposing the space to more moisture.
