Having a dry, healthy crawl space is vital for the structural health and longevity of a home, as well as the homeowners health. When water enters the crawl space, it can cause disastrous effects on the entire home. Problems like humidity, mold growth, and rodents entering just to name a few. These homeowners were concerned about a nasty musty smell throughout their entire home, and found that their crawl space was flooded with standing water. Knowing this can cause severe damage to the structural integrity of the home, they reached out to John's in hopes of finding a permanent solution. We sent out one of our system design specialist to perform a free inspection and estimate. After the inspection, the design specialist met with the homeowner and went over options to help fix their crawl space. They decided that an encapsulation would be the best solution for this space due to all the benefits it offers. Encapsulation reduces energy costs, improves air quality in the home and ensures structural protection. We begin this project by removing all the old fiberglass insulation and debris from this space. Next, we dig a trench around the interior perimeter of crawl space to lay down a perforated pipe into a silt sock. This secures a safe passage for water to drain to the sump pumps at the lowest point in the crawl space. We then install our WaterWatch Alarm in a divot on the lid of the sump pump and this has a sensor and will sound and alert the homeowner if any sort plumbing leak or issue was to occur. Next, we install our TerraBlock system. This goes directly on the dirt floor of the crawl space and creates an insulated barrier between the home and the earth. This will keep moisture from making its way up through the crawl space flooring. On top of our TerraBlock, we install our CleanSpace system, this goes all along the foundation walls, up to the rim joist and is sealed with our waterproof tape at the footing of the wooden posts. We also make sure to cover all of the vents in this space to prevent outside air from entering the space. To control the environment, we install our SaniDry Sedona. This effective dehumidifier will eliminate damp, musty odors by drying and filtering the air, all while promoting healthy air throughout the entire home. It will also keep the space at a healthy relative humidity. Lastly, we install our foam insulation. This is sprayed all along the foundation walls, up to the rim joists ensuring a complete air tight seal in the space. These homeowners can have peace of mind now that their home is now protected with this full encapsulation.
