Crawl Space Repair Photo Album: Encapsulating a Crawl Space in Portland, OR
These homeowners were noticing persistent musty odors, humidity and standing water in their crawl space, especially after heavy rain. Their main concern was the possibility of mold growth. Wanting to prevent any further issues, they called us to find them a permanent solution. After our system design specialists finished with the free inspection, he met with the homeowners to go over the free estimate. They decided that with all the benefits encapsulation had to offer, it was the best route to take. To begin, we remove all of the debris in the space including all the fiberglass insulation. We then dig a trench around the interior perimeter of the crawl space to then lay down a perforated pipe into a silt sock, this will help secure a passage for water to drain safely to the SuperSump Plus at the lowest point in the space. Next, we install our TerraBlock system that is placed all along the dirt floor of the crawl space, creating a insulated barrier separating the home from the earth. This will prevent moisture from making it way up through the crawl space floor. On top of the TerraBlock, we install our CleanSpace system which goes all along the foundation walls, up to the rim joists and is sealed at the footing of the wooden posts with our waterproof tape. Installing CleanSpace underneath the wooden posts will eliminate the risk of water getting to the organic wood material and causing both structural damage and mold growth. We make sure that in this process, we cover all of the vents in the space to block outside air from entering the space. To keep the crawl space at a healthy relative humidity, we install our SaniDry Sedona. This effective dehumidifier will also eliminate damp, musty odors and will promote dry healthy air throughout the entire home. Lastly, we install our foam insulation. This is sprayed all along the foundation walls, up to the rim joists and will fill every crack and void ensuring a full airtight seal and will even help lower energy bills. Thanks to this full encapsulation, these homeowners wont have to worry about water related issues in their crawl space.
