Crawl Space Repair Photo Album: Transforming a Neglected Crawl Space- Eugene, OR
These homeowners were trying to find out why their energy costs were high and why their floors were colder than usual. They decided to take a look at their crawl space and were completely overwhelmed by the condition of it. It was taken over by rodents, who were using the fiberglass insulation as nesting, and this was also causing smells in the home. After seeing this, they decided to call John's to find them a permanent solution. Our system design specialist went out and performed the free estimate and inspection and met with the homeowners to go over the best options. They decided encapsulation would be the best choice to make. To begin this project, we remove all debris, including all the fiberglass insulation and old vapor barrier. Since this crawl space did not have much water, we install our SmartDrain system. This will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water into a dry well underneath the CleanSpace until it can be addressed. Next, we install our TerraBlock system on the dirt floor. This creates an insulated barrier, separating the home and the earth. On top of the TerraBlock, we install our CleanSpace system. This heavy 20 mil-thick liner goes all along the foundation walls, up to the rim joists and is sealed at the footing of the wooden posts with our waterproof tape. We make sure all the vents are completely covered so no outside air enters the space. This will help keep rodents and pests from entering. We install our EverLast Door to create exterior access into the crawl space. This will adapt to all weather conditions and will last for years to come. We want to control the environment, so we install our SaniDry Sedona. This effective dehumidifier will not only eliminate the musty odors, but it will keep the home at a healthy relative humidity. To finish this project, we install our foam insulation. This is sprayed all along the foundation walls, up to the rim joists, filling every crack and void. Spray foam guarantees an airtight seal which increases energy efficiency. With this crawl space now fully sealed, the homeowners can have peace of mind knowing their energy costs will lower and their home is protected for years to come.
Fallen Fiberglass
Over time, rodents and other pests entered the space and took advantage of the dark, humid environment and used all the fallen fiberglass insulation as nesting.
SmartDrain System
This is our SmartDrain system which will alert the homeowner with an audible alarm if there is a plumbing leak and it will drain the water into a drywell underneath the CleanSpace until the problem can be address by the homeowner.
SaniDry Sedona
This is our SaniDry Sedona dehumidifier that will eliminate damp musty odors by drying and filtering the air and will keep the home at a healthy relative humidity.
Spray Foam Insulation
After installing our CleanSpace system, we then spray our foam insulation. This ensures a complete airtight seal since the foam can fill every crack and void. This option over fiberglass is preferred because it is much more energy efficient and will actually last within the crawl space environment.
