Crawl Space Repair Photo Album: Huge Crawl Space Transformation- Lake Oswego, OR
This recently built home was having a lot of standing water and humidity problems even during the dryer months. This homeowner had work done by a different company and realized they had only worsened the water intrusion problem, so they reached out to John's for a real, permanent solution. After our knowledgeable system design specialist went out and performed the free inspection, he met with the homeowner and answered all the questions and concerns about the estimate. When hearing all the benefits of a full crawl space encapsulation they decided to move forward with the project. We begin by removing all the debris and the old vapor barrier, and then dried out the space. Once dry, we dig a trench around the interior perimeter, in which we install our 3 inch perforated pipe into a silt sock to create a secure passage for water to drain to the TripleSafe sump pump at the lowest point, and pump the water away from the home via discharge line. Outside of the home, we install our Paraseal on the foundation wall to prevent water from entering. This crawl space had a lot of damaged wooden posts due to water damage, so we replace them with our SmartJack system. These are our high-capacity adjustable supplemental steel piers designed to stop settling and even raise the floor back up ensuring steady and secure support. Then, we install our TerraBlock system. This goes directly on the dirt floor, creating an insulated barrier while separating the home from the earth. On top of our TerraBlock, we install our CleanSpace system. This 20 mil-thick-liner goes all along the foundation walls, up to the rim joists and is sealed with tape at the footing of the posts. We also made sure all the vents were covered to prevent outside air from entering. To keep the environment controlled, we install our SaniDry Sedona. This effective dehumidifier will keep the space at a healthy relative humidity, all while eliminating damp, musty odors by drying and filtering the air. Lastly, we install our foam insulation. This is sprayed all along the foundation walls, up to the rim joists, filling every crack and void-guaranteeing a complete airtight seal. With this finished encapsulation, this crawl space is completely transformed and the homeowner can be sure that their home is protected from water issues for years to come.
Standing Water
This crawl space had a lot of water intrusion and with no proper drainage, it was causing the water to stay in place, leading to moisture and humidity problems and wood rot on some of the wooden posts.
Isolating Posts
Each wooden post in this massive crawl space was lifted with a bottle jack in order to install our CleanSpace liner under to prevent water from rotting the wood and causing an unstable post.
CleanSpace System
This 20 mil-thick-liner is puncture and tear resistant thanks to its blend of high and low density polyethylene and polyester cord reinforcement. The white finish really brightens the crawl space allowing the homeowner to easily see that it is free of mold, insects and dirt.
Paraseal
We installed our Paraseal system on the outside of the foundation to ensure no water is able to enter the home.
Spray Foam Insulation
We spray our foam insulation all along the foundation walls, up to the rim joists, filling every crack and void ensuring a complete airtight seal.
