Crawl Space Repair Photo Album: Encapsulation is a Permanent Solution- Portland, OR
When a crawl space is not properly sealed, it can create a multitude of problems for a home. Water intrusion, poor air quality, structural damage and pest invasion just to name a few. Most homeowners are not taught about how important attention to the crawl space is during the home buying process. After recently purchasing this house, this homeowner was noticing odd odors and high heating and cooling costs, and suspected the crawl space was the main culprit. They reached out to us and set up a free inspection. When our system design specialist was done, he met with the homeowner and went over the findings. They discussed the benefits of a full encapsulation and went forward with the estimate. We begin by removing all of the debris, including damaged vapor barrier and old fiberglass insulation. This crawl space did not have much of a water intrusion so we installed our SmartDrain system that will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water away into a drywell underneath the crawl space until the homeowner can address it. We then install our TerraBlock system all along the crawl space floor, creating an insulated barrier between the home and the earth. To brighten up the crawl space, we install our heavy 20 mil thick liner, CleanSpace, on top of the TerraBlock, and along the foundation walls, up to the rim joists. This is then sealed at the footing of the wooden posts with our waterproof tape. We make sure to cover all the vents to keep outside air from entering. Then, we install our EverLast door to create exterior access into the crawl space. This door will maintain its integrity regardless of any weather conditions. Next, we install our SaniDry Sedona to control the environment. This will keep the space at a healthy relative humidity, and will eliminate damp, musty odors by drying and filtering the air. This will also promote healthy air quality in the entire home. Lastly, we finish by installing our foam insulation. It is sprayed all along the foundation walls, up to the rim joists, filling every crack and void ensuring an airtight seal. With this project now finished, the homeowner can have peace of mind that their home is protected for years to come.
