Crawl Space Repair Photo Album: Mice Taking over Crawl Space, Silverton, OR
When a crawl space is humid, dark and debris filled, it fosters the perfect environment for mold and rodents to thrive. Airflow enters through the bottom of the home and goes up through the living spaces, so these homeowners were constantly smelling a musty, mildewy smell. They had an infestation of pests and rodents in their crawl space. Wanting a clean and safer crawl space, they reached out to John's and set up a free estimate and inspection. Once our system design specialist was done with the inspection, he sat with the homeowners and went over the best plan for them and scheduled to move ahead with the project. To begin, we remove all of the debris including the old vapor barrier and fiberglass insulation. During the inspection, our design specialist found some areas with mold, so we spray our Mold-X2 which is our highly effective cleaner for contaminated surfaces, and removes mold stains in 20 seconds. Next, we dig a trench around the interior perimeter of the crawl space and lay down a 3 inch perforated pipe into a silt sock to secure a passage for the water to drain to the SuperSump plus at the lowest point. This sump will then pump the water through a discharge line that we install outside and away from the homes foundation. Then, we install our TerraBlock system on the floor, separating the home from the earth with a insulated barrier. On top of the TerraBlock and on the foundation walls up to the rim joists, we install our CleanSpace system. This is then sealed at the footing of the wooden post with our waterproof tape. We also make sure all of the vents are covered to keep outside air from entering. To control the environment, we install our SaniDry Sedona which will eliminate damp, musty odors, promoting clean air throughout the entire home with a heathy relative humidity. Lastly, we finish this project by installing our foam insulation. This is sprayed on the foundation walls, up to the rim joists, guaranteeing an airtight seal in the entire crawl space. Not only will this keep the home protected from water and help lower energy costs but it will help in keeping rodents out. These homeowners can now have peace of mind that their crawl space is clean, dry and healthy.
Musty, Damp, and Neglected
This vapor barrier had water damage, tons of debris and rodent droppings that added up over the years.
Fallen Fiberglass Insulation
Over the years, the humidity and moisture was absorbed by the fiberglass, making it heavy and causing it to fall on the debris filled floor. Fiberglass is the perfect nesting material for rodents.
SaniDry Sedona
This effective dehumidifier will eliminate damp, musty odors by drying and filtering the air while keeping the home at a healthy relative humidity.
Isolating the Posts
Every post in the crawl space is lifted using a bottle jack to then install our CleanSpace system underneath, sealing the footing of the wooden post. This is done to prevent water from absorbing though the porous concrete and causing the wood to rot.
Full Encapsulation
With our spray foam insulation and our CleanSpace system this crawl space is now fully protected from water, mold, pests and rodents.
