Crawl Space Repair Photo Album: Wet Crawl Space Causing Headaches- Oak Harbor, WA
These homeowners had been noticing a constant musty odor in their home, especially during the rainier months. They took a look at their crawl space and were completely overwhelmed with the amount of standing water causing a multitude of issues and creating unhealthy air throughout the home. Wanting to find a permanent solution, they reached out to Johns for a free inspection and estimate. After our system design specialist went out and inspected the crawl space, he met with the homeowners and went over how to best create a healthy and stable crawl space. They agreed on their plan and decided to move forward with the project. We began by completely drying out the crawl space due to the amount of water and after it was a dry, we removed all of the debris and damaged plastic barrier and fiberglass insulation. Then, since there was a lot humidity and moisture caused by the standing water, there were signs of mold in some areas. To take care of this, we sprayed our Mold- X2, which is our highly effective cleaner for contaminated surfaces such as wood. Mold stains are removed in 20 seconds. Next, we dug a trench around the interior perimeter of the crawl space and laid down a 3 inch perforated pipe into a silt sock to secure a passage for water to drain to the lowest point. In that low point, we installed our TripleSafe sump that will collect all of the water and pump it outside and away from the homes foundation via discharge line. We then installed our 3/4th inch foam insulation, TerraBlock, all on the crawl space floor. Our CleanSpace system was next. This 20 mil-thick-liner was installed on top of the TerraBlock, on the foundation walls up to the rim joists and was then sealed at the footing of the wooden posts with our waterproof tape. We also made sure to cover all of the vents to block any outside air from entering. To keep the environment controlled, we installed our SaniDry Sedona Dehumidifier to help eliminate damp and musty odors by drying and filtering the air. It will also keep the home at a healthy relative humidity and help improve air quality. Lastly, we finished by installing our foam insulation. This was sprayed all along the foundation walls, up to the rim joists, filling every crack and void to ensure a complete airtight seal. With this crawl space now fully protected by our encapsulation, these homeowners will not have to worry about their air quality or water intrusion for years to come.
