This homeowner was having their annual maintenance on a sump pump we installed years ago, and let our service technician know that they were now ready to fully encapsulate their crawl space after making plans in their budget for it. Originally the owners just had a pipe, pump, and plastic installed, but now the barrier was full of debris and the crawl space was attracting rodents and pests through the vents and some even started using the fiberglass insulation that still hung from the sub-floor as nesting material, and this also caused strong odors. We begin the project by removing the old damaged vapor barrier, fiberglass insulation and all of the debris. Since the TripleSafe sump pump had been installed previously with the full drain system we were able to leave that as is, we then install our TerraBlock system which will provide a insulated barrier between the home and the earth and prevent moisture from making its way up through the dirt floor. On top of the TerraBlock, we then install our CleanSpace system. It is anchored along the foundation walls up to the rim joists and sealed at the footing of the wooden posts with our waterproof tape. This 20-mil-thick liner will not only protect the crawl space, but with its radiant white finish, it will brighten the space and help the homeowner see the crawl space is free of dirt, mold, and rodents. During this encapsulation, we install covers on all of the vents to prevent both outside air and pests from entering. Next, to control the environment, we install our SaniDry Sedona. This effective dehumidifier will eliminate damp and musty odors by drying and filtering the air while keeping the home at a healthy relative humidity. Lastly, to finish this crawl space, we install our foam insulation. This is sprayed onto the foundation walls up to the rim joists, and since it expands, it will completely fill every crack and void to guarantee an airtight seal. This type of insulation is much more beneficial for the homeowners as opposed to traditional fiberglass. Due to the complete seal, no air leaks means no spikes in energy costs. Now that this crawl space is fully encapsulated, this homeowner no longer has to worry about rodents entering or odors entering their home and can enjoy a dry, stable and healthy home for years to come.
