Often times, crawl spaces are the last thing on a homeowners mind. They are usually worried about the problems they can see. Crawl spaces attract moisture, making them the perfect environment for mold and mildew to thrive. This also creates an inviting atmosphere for rodents and pests to nest and live. Air from the outside enters the home through the vented crawl space with all of the moisture, rodent dropping and mildew, and this moves up into the home which means, the state of the crawl space affects the quality of the air circulating in the home. This is called the stack effect. This homeowner was starting to smell a must odor especially during the rainy season. They wanted to make sure their crawl space was healthy so they reached out to John's Waterproofing and set up their free inspection. We sent out one of our system design specialists and when he was done with the inspection he met with the homeowner to go over what he found and create an game plan on how best to tackle the problems that were found. After the homeowner was satisfied with the estimate, they went ahead and moved forward with the project. We started by removing all of the debris, along with the old vapor barrier and fiberglass insulation. There was not much water, so we installed our SmartDrain. This system will alert the homeowner of a possible plumbing leak and will drain the water to a drywell underneath the CleanSpace until it can be addressed by the homeowner. We then used a bottle jack to raise the wooden posts from the footing to install our CleanSpace liner and seal it with our waterproof tape. Next, we installed our TerraBlock system directly on the dirt floor, creating an insulated barrier between the home and the earth. On top of the TerraBlock we install our CleanSpace system and anchor it to the foundation walls up to the rim joists. The white finish really brightens the crawl space and allows the homeowner to see that it is free of mold, pests and dirt. Since the CleanSpace is manufactured with an antimicrobial additive called "UltraFresh" molded into the material they will not be having problems with musty odors. To create exterior access into the crawl space, we install our EverLast door, with its durable material, it will adapt to all weather conditions making it last. We make sure to cover all of the vents to keep outside air from entering. To control the environment, we then install our SaniDry Sedona dehumidifier. This system will effectively eliminate damp and musty odors by drying and filtering the air. It will help in keeping the home at a healthy relative humidity which will promote healthier air quality. Lastly, we spray our foam insulation along the foundation walls up to the rim joists, filling every crack and void to guarantee a complete airtight seal. This homeowner can now enjoy their dry, healthy and stable home.
