This homeowner was having concerns that the musty odor they were smelling was coming from their crawl space and so they called John's to schedule their free inspection. We sent one of our system design specialists to thoroughly inspect the crawl space . After he was done, he met with the homeowners and went over the best option to transform their crawl space into a healthy, dry and stable space; encapsulation. They agreed on the estimate our specialist wrote up and went ahead to schedule their project. We began by removing all of the debris, fiberglass insulation, and old vapor barrier. Next, we dig a trench around the interior perimeter of the crawl space to lay down a 3 inch perforated pipe into a silt sock. This will collect water and drain it to the lowest point. Then, at this low point we install our SuperSump Plus which will pump the water outside of the home via a discharge line. We jack up all of the wooden posts individually with a bottle jack to install a piece of CleanSpace underneath separating the concrete footing and wooden posts to protect the posts from water. We make sure to cover all of the vents to prevent outside air from entering. After, we install our TerraBlock system on the dirt floor, creating an insulated barrier between the home and the earth. Our CleanSpace is next, we anchor this material into the foundation walls, up to the rim joists. It then goes on top of the TerraBlock and is then sealed with our waterproof tape at the footing of the wooden posts. To control the environment, we install our SaniDry Sedona, this is the most effective dehumidifier on the market for its size. It will eliminate damp and musty odors by drying and filtering the air. It will also keep the home at a healthy relative humidity. Outside, to create exterior access into the crawl space we install our EverLast Door. This will also last through any weather condition, keeping the space safe from natural elements. Lastly we install our foam insulation. This is sprayed all along the foundation walls up to the rim joists. Unlike traditional fiberglass insulation, spray foam is able to fill every crack and void which guarantees a complete airtight seal. With this full encapsulation, these homeowners can rest assured their home will be dry, healthy and stable.
