Having a crawl space that is overlooked leads to a multitude of issues. For this home, it had led to a damp odor wafting up within the homes living spaces, and the home suffered from higher energy bills. They used to have fiberglass insulation in their sub-floor, but after that became waterlogged, the mold had arrived and the space had been fully addressed by removing the insulation and treating the space. Now the owners of the home wanted to ensure that the space would remain healthy, so they scheduled a free inspection with John's so they could learn about encapsulation. For this solution, we begin by clearing out the crawl space. There was also rotting wooden posts, each of which we replaced with our SmartJacks. These adjust to support the home and will not be damaged by water or moisture. We than install a drainage system with a sump pump to collect and direct the groundwater away from the home safely. Each vent is fully sealed shut and we fit TerraBlock insulation along the dirt floor. Over this, we install CleanSpace, a 20 Mil thick woven vapor barrier, which seals into place, and is even inserted between each wooden post and footing. Following this we install a SaniDry dehumidifier to keep the relative humidity controlled and we bring in our spray foam expert to apply spray foam along the foundation walls. This completely insulates the space along the floor and foundation walls, and air seals it against exterior elements.
