Sump Pumps Photo Album: Addressing Standing Water in the Crawl Space - Lake Oswego, OR
Groundwater becomes a big issue for the crawl space. When groundwater rises, it can go overtop the 6 Mil vapor barrier. From here it becomes trapped, laying stagnant until it evaporates and can be absorbed by the wooden pieces of the homes sub-floor. This homeowner found their crawl space in need of help. Their hold vapor barrier was caked with dried mud and emitted a damp odor. To stop stagnant water, they contacted John's Waterproofing. We installed a Pipe, Pump, Plastic system to ensure groundwater would stop bothering the home. This system uses a full drain system around the interior perimeter. Water collects within this and is channeled to a TripleSafe sump pump. From here the water is directed away from the homes foundation to a LawnScape outlet. We than complete the project with a 6 Mil vapor barrier laid overtop the dirt floor.

Drainage Installation
The crew digs a trench in the ground and lays in a perforated pipe in a silt sock. Water collects within this to channel to the lowest point.
Sump System
At the lowest point, the crew installs a sump pump to pump the collected water safely away from the homes foundation
LawnScape outlet
The discharge line runs from the pump to this LawnScape outlet. From here water exits to enter the soil around it, keeping it away from the home.
