John's Waterproofing Before & After Photos

This homeowner decided that they were ready to finish their basement and have it be as a usable space. Upon researching the steps towards finishing their basement, they noticed some water damage and reached out to John's Waterproofing. The homeowner agreed to doing a basement waterproofing and prep the space before doing the full basement renovation. In order to properly waterproof and prevent against future water damage, we applied a ThermalDry vapor barrier along the walls which is a waterproof material that can help securely flow water to the drainage system. Our drainage system, WaterGuard, is installed along the interior perimeter of the basement that collects water to send to the TripleSafe sump pump. With the sump pump it can safely pump water away from the homes foundation to properly protect and waterproof the basement so it is ready for the next steps to finish the basement.

This home had an addition added back in 2019 and noticed that the floors were starting to sag. They went and inspected the crawl space beneath this addition and found that the wooden posts were in bad condition. Water had seeped through and was absorbed into the wooden posts and beams that were supposed to be providing support for the foundation. Worried that the issue would worsen, the homeowner called John's Waterproofing. We were able to stabilize this part of the house by installing 3 SmartJacks and 10 feet of steel beams. SmartJacks are steel adjustable piers that are designed to offer support in areas where the wooden posts no longer can. They are made of material that won't rot or grow mold, making them able to withstand any environment. Luckily, by installing these SmartJacks and steel beams, we were able to resolve the support issues and the homeowner won't have to worry about sagging floors.

This home's old insulation was a mess, it was damp and drooping. The home's heating and cooling costs kept going up. To address these issues, the homeowners called up John's Waterproofing. We scheduled their free inspection and went out to help. We ended up doing a full encapsulation. This includes TerraBlock insulation along the dirt floor, SilverGlo along the walls, and Spray From to air seal and insulate the foundation between joists. 

This crawl space was in rough shape and the homeowners were wanting to find some solutions that will make it feel like a safer and protected space. They scheduled their free visit and we went out and thoroughly inspected the crawl space and found that there was no insulation or vapor barrier. Having no vapor barrier can cause problems such as moisture from the dirt floor rising and creating humidity not only in the crawl space but in the entire home. High levels of humidity then create the perfect environment for rodents and pests to thrive. We finished the inspection and went to meet with the homeowners to discuss the best options to create a dry, healthy, and stable crawl space. After going over options with the homeowners they decided to move forward and we began this project.

First, we remove all of the debris, then install our SmartDrain system since this crawl space did not have much of a groundwater issue. This system alerts the homeowner to a plumbing leak with an audible alarm and drains the water away into a drywell underneath the CleanSpace until it can be addressed. We make sure to cover all of the vents and seal them shut to prevent outside air from entering. Next, we install our TerraBlock system onto the floor of the crawl space. This product is made of 3/4th inch foam insulation and includes a white vapor barrier that will keep moisture from making its way up through the dirt floor. Over top of this system, and in between each post and footing, we install our 20 mil thick barrier, CleanSpace and it is then sealed at the footing with our CleanSpace tape. To keep the environment controlled we install our SaniDry Sedona Dehumidifier. This product will effectively eliminate damp and musty odors by drying and filtering the air and will keep the home at a healthy relative humidity. Lastly, we finish this project by installing our foam insulation directly onto the foundation walls, up to the rim joists, filling every crack and void ultimately guaranteeing a complete airtight seal. Now that this crawl space is finished, these homeowners can finally have peace of mind and confidence their home is protected for years to come. 

Encapsulation reduces energy costs by creating a barrier against moisture and air leaks which helps maintain a consistent and comfortable temperature in a home. This homeowner reached out to John's after learning that an encapsulation would help then lower their energy bills, because they were noticing that they were paying more to heat their home in the winter and cool it in the warmer months. This is likely caused by air leaks.  We thoroughly inspected this crawl space to create a game plan that works best and began the project.

First, we removed all of the old fiberglass insulation and any debris. This crawl space did not have a vapor barrier present so the dirt was already fully exposed. We did not find much water so we installed our SmartDrain system that will alert the homeowner to a possible plumbing leak with an audible alarm then drain it underneath the CleanSpace into a drywell until it can be addressed. We then make sure to cover the vents to prevent outside air from entering. On the dirt floor we install our TerraBlock system which acts as an insulated barrier as well as 3/4 inch protection. On top of this TerraBlock goes our CleanSpace 20 mil thick vapor barrier. This material is also anchored into the foundation walls and sealed with our heavy duty CleanSpace tape. We want to keep a controlled environment so then we install our SaniDry Sedona dehumidifier which will help maintain a healthy relative humidity throughout the crawl space. To guarantee an airtight seal, we install our foam insulation along the foundation walls. This method uses liquid foam that is sprayed out and  fills every crack and void along the foundation walls, increasing effectiveness and energy efficiently by creating an airtight seal. Finally we finish this project by installing our Aspen air filtration system up in the living space of the home. Now, this homeowner can be sure that their home is protected and they can watch their energy costs lower.
