Why You Should Protect Your Crawlspace- Corvallis, OR
Challenge
When a crawlspace is filled with moisture, it becomes an inviting environment for pests, mold and mildew, and even structural damage. Unfortunately, most homeowners aren't aware that issues in the crawlspace are extremely damaging to not only the home itself but it is a health risk for them as well. Most of the time, this type of work is not prioritized which could lead to a huge expense if not handled adequately. This homeowner was looking for a company they could trust, with a permanent solution to their problem so they called John's Waterproofing. When John's Waterproofing sent out one of our system design specialist, we performed a free inspection and estimate, and found that the crawlspace was highly problematic. Water was found, the fiberglass insulation was destroyed, and there were clear signs of rodents present.
Solution
To start this project, our team went in to remove all debris and insulation from this crawlspace. After the crawlspace was cleaned up we installed our SmartJack on the existing footing. It is a high capacity adjustable supplemental steel pier, designed to stop settling and evenly raise the floors back up to where it originally was. Once the SmartJacks are in, we use a jack hammer to dig a trench on the interior perimeter of the crawlspace to then lay down a perforated pipe in a silt sock, and that will secure a safe passage for the water to drain to the TripleSafe sump pump and the SuperSump we installed at the lowest point. A discharge line is installed as well to pump the water outside. Next, we install our TerraBlock directly on the dirt floor to create a insulated vapor barrier. The CleanSpace system is installed directly on top of the TerraBlock and up the foundation walls. The vents in the crawlspace are completely sealed shut to make sure no outside air can get in. To control the environment, we installed our SaniDry Sedona dehumidifier that eliminates damp musty odors by drying and filtering the air. With the SaniDry Sedona, it will keep the crawlspace at a relative humidity of 55% and will create an environment free of mold and mildew to promote healthy air throughout the entire home. Lastly to finish this project, we spray foam on the foundation walls and this will ensure the crawlspace is air sealed and protected.
