Water Damaging Crawl Space-Lake Oswego, OR
Challenge
When a crawl space has prolonged exposure to water, it can lead to musty odors, moisture and humidity in the home and wood rot leading to the weakening of the structural integrity of the home. This can compromise the stability of the home. Moist environments can attract pests and rodent. These pests can cause further structural damage as well as introduce health hazards. The condition of the crawl space will reflect in the air the homeowner is breathing. Moisture from the crawl space can raise indoor humidity. At the time of the first install we did at this home a couple years back, the homeowners just wanted a quick solution, so they opted for a pipe, pump, plastic, which is just part of the beginning steps of a full encapsulation.
Solution
The sump pump on the system needs to be maintained annually to keep it in tip-top shape. This year, our service technician was out doing the annual maintenance when he noticed that there was humidity and the 6 Mil vapor barrier was due to be replaced. After speaking with the homeowners and explaining the benefits of a full encapsulation, the homeowners wanted to move forward and complete the full project. We begin this project by removing the old damaged plastic and any debris. Next, we spot treat some mold that had grown with our Mold-X2. This is our highly effective cleaner for contaminated surfaces. Mold stains are removed in 20 seconds. Since the drainage system was previously installed, we were able to leave the pipe and pump as was. We then install our TerraBlock system which will create a insulated barrier to stop moisture from coming up through the dirt floor of the crawl space. On top of the TerraBlock, we install our CleanSpace system. This will go along the foundation walls, up to the rim joists and we isolate each post by installing the clean space underneath the post and the footing and than sealing with waterproof tape. We make sure all the vents in this space are sealed shut to prevent outside air from entering the space. To control the environment, we install our SaniDry Sedona. This effective dehumidifier will pull out moisture and eliminate damp musty odors by drying and filtering the air while promoting clean, healthy air throughout the entire home. Lastly, we finish this space with our spray foam insulation. This goes along the foundation walls, up to the rim joists creating an airtight seal in the space. With this full encapsulation, the homeowner does not have to worry about water entering their space and moisture being a problem anymore.
