Controlling a Very Humid Crawl Space- Custer, WA
Challenge
These homeowners had purchased this home a few months prior and were noticing their home was very humid. Growing tired of this problem, they took a peek at their crawl space and saw standing water, no insulation or any type of barrier. With no proper protection, it was causing a very humid and wet environment. Having high humidity causes all porous material to soak up moisture from the air like a sponge. Humidity can cause organic material such as wooden posts to become damp, which can lead to wood rot and mold growth, as well as affecting the air quality in the entire home. Wanting a permanent solution, they called us and set up their free inspection and estimate.
Solution
After our system design specialist was done with the inspection, he met with the homeowner and went over the best options to solve these humidity issues. When hearing all the benefits a full encapsulation offers, they decided to move forward with the project. To begin, we remove any debris. Next, we dig a trench around the interior perimeter of the crawl space in which we lay down a 3 inch perforated pipe into a silt sock, which will secure a safe passage for the water to drain to the SuperSump Plus pump at the lowest point. During this process, we install a discharge line outside to drain this water away from the homes foundation. This line is connected to our LawnScape Outlet which is a grated drain that allows water to pass through but keeps debris out. Then, we install our EverLast door which allows exterior access into the crawl space and will adapt to all weather conditions. Our TerraBlock system is than installed on the dirt floor, creating an insulated barrier, separating the home from the earth. On top of the TerraBlock, we install our CleanSpace system. This 20 mil-thick liner goes all along the foundation walls, up to the rim joist and is sealed at the footing of the wooden posts with our waterproof tape. We cover all the vents to make sure no outside air or water enters. To control the environment, we install our SaniDry Sedona. This effective dehumidifier is one of the most important parts of the encapsulation. It will eliminate damp, and musty odors by drying and filtering the air all while keeping the environment at a healthy relative humidity. Lastly, we finish by installing our foam insulation. We spray the foam all along the foundation walls, up to the rim joists, filling every crack and void, ensuring a complete, airtight seal. After this full encapsulation, these homeowners can be sure that humidity is a problem of the past.
