Standing Water in Crawl Space in Keizer, OR
Challenge
When a home's crawl space has prolonged exposure to water, it can lead to weakening of the structural integrity of the home, wood rot, and higher energy costs. A moist environment attracts pests and rodents. These pests can then cause further structural damage and introduce health hazards and unpleasant smells in the home. This home's crawl space had standing water and the homeowner wanted to find a solution that will offer protection from both water and rodent intrusion.
Solution
The homeowner called us and scheduled their free inspection. We sent one of our knowledgeable system design specialists out and when he was through with the inspection, he met with the homeowner to create a plan that will permanently solve their problem. The homeowner then moved forward with the estimate and we began the project. We started by removing all of the debris, fiberglass insulation and old vapor barrier. We then dug a trench around the interior perimeter of the crawl space and laid down a 3 inch perforated pipe into a silt sock to create a secure passage to drain to the lowest point. At this low point we installed our TripleSafe system. This will collect all of the water that enters and pump it outside and away from the homes foundation via discharge line. Next, we installed our TerraBlock system on the floor of the crawl space which creates an insulated barrier between the home and the earth, protecting the crawl space from moisture making its way up through the dirt floor. On top of our TerraBlock system we install CleanSpace. This was then anchored to the foundation walls, up to the rim joists. We also made sure to cover all of the vents to keep outside air from entering. After, we installed our EverLast door to create a secure exterior access into the crawl space that is made to withstand all weather conditions. We want to control the environment so we installed our SaniDry Sedona- which will eliminate damp and musty odors all while keeping the home at a healthy relative humidity. Finally, we finished by installing our foam insulation. This was sprayed all along the foundation walls, up to the rim joists ensuring a complete airtight seal. This homeowner can rest assure that thanks to this full crawl space encapsulation- their home is safe from rodent intrusion.
