Massive Crawl Space Transformation in Eugene, OR
Challenge
This crawl space was causing the home a lot of issues and the homeowner was growing tired of constantly having a musty smell in the home as well as some parts of their floor sagging. It was making the homeowner feel their home was unstable. Growing tired of these problems, this homeowner reached out to John's Waterproofing to find a solution. We sent one of our knowledgeable system design specialists out to perform a free thorough inspection of this crawl space. When he was done, he went and met with the homeowner to draw up a game plan that would permanently solve all of these issues. They went over the estimate and addressed any questions, the homeowner decided to move forward and schedule their project.
Solution
We begin by removing all of the debris in this crawl space including the damaged vapor barrier and falling fiberglass insulation. To stabilize the floors that were sagging, we installed a new beam and our SmartJack system. This is our high-capacity adjustable supplemental steel pier designed to stop settling and raise a floor back up. After adding that support, we found some mold spots on a few of the wooden posts, so we used our Mold X2, which is our highly effective cleaner for contaminated surfaces and removes mold stains in 20 seconds. We then dug a trench around the interior perimeter of the crawl space in which we lay down a three inch perforated pipe into a silt sock, that will collect all of the water in the lowest point. At this low point, we install our SuperSump plus that will pump all of this collected water outside and away from the foundation via a discharge line. We also install our SmartDrain system which alerts the homeowner of a possible plumbing leak with a audible alarm and directs the water to a drywell underneath the encapsulated space until it can be addressed. We install our TerraBlock insulation, blocking moisture from making its way up through the dirt floor. On top of this we install our CleanSpace. This is anchored to the foundation walls, up to the rim joist and sealed at the footing of the wooden post with our waterproof tape. We made sure to cover all of the vents to prevent outside air from entering. Then, to control the environment we install our SaniDry Sedona dehumidifier. This will effectively eliminate damp and musty odors by drying and filtering the air as well as keeping the home at a healthy relative humidity. This will improve the overall air quality in the home. To bring this encapsulation to an end, we install our spray foam insulation. This is sprayed along the foundation walls up to the rim joists and it expands filling every crack, creating an airtight seal. Now that this project is finished this homeowner can have Peace of Mind knowing their home is protected thanks to this crawl space encapsulation.
