Water and Rodents Taking Over Crawl Space- Forest Grove, OR
Challenge
This home was humid year round, even in the dry season there was water entering through the crawl space causing moisture, humidity and musty smells to rise up into the living space. When water remains stagnant and has nowhere to, it can cause severe damage in the crawl space and create the perfect environment that will attract rodents and pests that will cause even further damage. Knowing that this was a problem that needed a permanent solution these homeowners reached out to John's waterproofing and set up their free visit.
Solution
We went out and performed a thorough inspection of the crawlspace. We then met with the homeowners and went over the best options to create a dry, healthy and stable crawl space that will encourage a healthy environment throughout the entire home as well. After going over the estimate, these homeowners scheduled their project and we began. First, we remove all of the debris in the crawl space, including the old vapor barrier that had holes in it, as well as the fiberglass insulation. Next, we dig a trench around the interior perimeter of the crawlspace in which we install a three inch perforated pipe into a silt sock. This creates a secure passage for water to drain to the lowest point. At this low point we install our TripleSafe system that will gather all of the water that enters and pump it outside of the home away from the foundation via discharge line. Once our drainage is installed, we place our TerraBlock system onto the dirt floor of the crawl space to create an insulated barrier between the home and the earth. We then anchor our 20 mil thick CleanSpace liner into the foundation walls up to the rim joists as well as over the TerraBlock system on the crawlspace floor and this is then sealed with our waterproof tape. We also make sure that all of the vents are covered and sealed shut to prevent outside air from entering, blocking any entrance for rodents and pests. Then, to control the environment we install our SaniDry Sedona. This effective dehumidifier will eliminate damp and musty odors by drying and filtering the air. It will also keep the crawl space at a healthy relative humidity that will promote improved air quality throughout the entire home. Lastly, we spray our foam insulation onto the foundation walls, filling every crack and void creating the ultimate airtight seal. Now that this home is fully encapsulated, these homeowners will not have to worry about water or rodents entering their home and causing problems.
