Crawl Space with Improperly Installed Encapsulation- Astoria OR
Challenge
Years ago, these homeowners had reached out to a different company to address water intrusion in their crawl space they went out and installed an "encapsulation system". Unfortunately, it was improperly installed and was creating a lot of problems for this home. While they did install a vapor barrier, no sump pump was installed, therefore the water issue remained. There was a constant musty odor, humidity and even mold started to grow on the fiberglass insulation. Finally wanting to find a permanent solution, these homeowners reached out to John's for their free visit.
Solution
We went out and thoroughly inspected the crawl space and found a lot of problems. Once we finished, we went to meet the homeowners and worked with them to create a game plan to ensure their crawl space becomes a clean, dry and safe space, making their home finally feel dry. We then begin the project by removing the old vapor barrier, fiberglass insulation and all of the debris. Next, we dig a trench around the interior perimeter of the crawl space in which we place a 3 inch perforated pipe into a silt sock. This helps create a safe passage to drain any water that enters to the lowest point. Then, at this low point, we install our TripleSafe Sump. This system will collect all of the water that enters and pump it outside and away from the homes foundation via discharge line. Outside, we connect our LawnScape Outlet to the discharge line. This is a grated drain that will allow water to pass through but will keep debris out of the discharge line. We make sure to cover all of the vents and seal them shut to prevent outside air from entering. We install our TerraBlock onto the dirt floor of the crawl space which creates an insulated barrier between the home and the earth. This system will block any moisture that tries to make its way up. We then install our CleanSpace system directly on top of the TerraBlock, between the footing and the wooden posts and it is anchored into the foundation walls, up to the rim joists. It is then sealed at the footing of the wooden posts with our heavy duty waterproof tape. These homeowners wanted exterior access into their crawl space so we installed our EverLast Door system. This door is made to adapt to all weather conditions making it last the life of the home. To control the environment, we install our SaniDry Sedona Dehumidifier. This system will effectively eliminate the damp and musty odors by drying and filtering the air. It will also keep the home at a healthy relative humidity which will ultimately provide overall better air quality for the entire home. Lastly, we finish this crawl space by installing our foam insulation. This type of insulation is sprayed directly onto the foundation walls, up to the rim joists. Spray foam expands, filling every crack and void which will guarantee a complete airtight seal. Now, this crawl space is properly encapsulated and these homeowner will no longer have to worry about humidity, water, or mold. Their home is protected for years to come.
