Water Flooding Crawl Space in Portland, OR
Challenge
Water entering a crawl space is always going to cause issues if not resolved properly. This crawl space was experiencing flooding and these homeowners attempted several different solutions but they were only temporary and the problem kept coming back. This water caused high levels of humidity which had lead to mold and mildew growth on the subfloor. Additionally, the moisture filled environment attracted rodents, creating a nasty crawl space. Knowing that they wanted to find a permanent solution that actually addresses all of these issues, they reached out to us to thoroughly inspected this crawl space. Afterwards we spoke to the homeowners and came up with the best game plan to create a dry healthy and stable home.
Solution
First, we go in with our eco friendly soda blasting machine to remove the mold that was found on the subfloor. Due to the high level of flooding some of the wooden posts were rotting so we replaced them with our SmartJacks to offer stable support. Next we remove all of the debris found in the crawl space and dug a trench around the interior perimeter of the crawl space and in it we place a 3 inch perforated pipe into a silt sock to create a secure passage to guide water to the lowest point of the crawl space. At the low point, we install our SuperSump Plus to collect all of the water that enters and pump it outside of the home through a discharge line that is buried in the yard. We then cover all of the vents to prevent outside air from entering. Over top of the dirt floor we place our TerraBlock insulation to separate the home from the earth. On top of the TerraBlock we place our 20 Mil thick liner; CleanSpace, that is sealed at the footing of the wooden posts with our heavy duty tape. CleanSpace helps protect the crawl space against humidity, water intrusion, rodents, and mold. To keep the environment controlled we install our SaniDry Sedona dehumidifier. This will also help in eliminating damp and musty odors by drying and filtering the air. To finish, we install our SilverGlo system onto the foundation walls to help keep the space insulated.
