Encapsulation is the process of sealing the crawl space off from the earth and preventing water intrusion based issues. These go along the crawl space floor to seal it off and protect from water seeping through. In order to control the airflow, a SaniDry dehumidifier is installed that pulls moisture particles out of the air to promote healthier air quality. Lastly, Spray Foam is applied to the foundation walls to air seal and insulate. The purpose of this entire process is to control the environment in the crawl space so things like mold and wood rot don't have the environment to thrive in. First Sign: Damaged Vapor Barrier.
If your vapor barrier looks like this, that indicates water has intruded and shifted the vapor barrier. With the earth beneath exposed like this it will allow for more water to have easy access into the crawl space and eventually the home.
Unprotected Wooden Posts.
Wood is an organic material that molds and rots as it absorbs water. This can make it become damaged to the point where the posts can no longer support your home and it will settle.
Mold and Mildew Exposure.
Mold and mildew is able to grow in moist environments. If there is water intrusion and it evaporates into the air, that increases the amount of moisture content and raises humidity for mold and mildew to thrive.
