Most of the year this basement was functional, though rather unsightly. Heavy rains brought moisture inside in the winters making the homeowner afraid to use the space at all. Prepping for a Power Outage - Tualatin, OR

This homeowner had us waterproof their basement, but during an annual service they learned that we now are certified Cummins home generator dealers. When we explained that we can do the entire installation in house with our electrical and plumbing division, helping them save money on the installation, the homeowners were eager to get details and move forward with a generator. 

We began with a level platform for the generator. The generator is carefully placed and fully hooked up. The entire system is connected directly to the home so it can turn on as soon as the power goes out, giving the home access to all electrical and plumbing features. Once hooked up, we checked the system thoroughly and the Cummins generator installation was complete. 

Sale Pending Due to a Drooping Floor - Tualatin, OR

This homes sale was pending, after the home inspection, a droop in the floor was found and rotting posts were discovered in the crawlspace. To ensure the sale could proceed, the seller had John's Waterproofing called up to help. Our Fix it to List it program works hand in hand with realty companies and inspectors to provide quick turn around and a real estate discount. 

To fix this problem, we began by removing the old vapor barrier. We then changed out the five rotting wooden posts with SmartJacks to provide lasting structural integrity to the home. We then installed a perforated pipe drainage system throughout the crawlspace to collect groundwater and naturally grade it along to a newly installed SuperSump Pump Plus, which then pushes the water safely away from the homes foundation. We then laid down a new 6 Mil vapor barrier. This home is now ready to proceed with it's sale! 

Water Rot Found in Home Inspection - Tualatin, OR

This home was on the market, and when future homebuyers had the home inspected, there was some water issues identified in the crawlspace. To have this issue cleared up and move forward with the sale, the inspector referred John's Waterproofing. We have a specialist dedicated to Realty projects, ensuring we can keep with the time sensitive needs that occur in sales. From the inspection reports, we got rough numbers to them in a day, and then went out to give hard numbers a couple days later. 

Once a system was designed, our installation crew arrived and cleaned out the space. We removed the old vapor barrier, debris, and replaced five rotting posts with SmartJacks. We then installed a three inch perforated pipe system around the interior parameter to grade the water naturally to a newly installed SuperSump pump. This then diverts the water safely out and away from the home. Next we laid down a new 6 mil vapor barrier, running this up the foundation walls to help keep water intrusions under control. As a final piece we installed a SaniDry dehumidifier to keep the air dry. Afterwards, the sale went through smoothly and the warranty we provide offers peace of mind to the new homeowners. 

Crawlspace Water Invasion - Wilsonville, OR

This customer realized that he was having water intrusion in his crawlspace after hiring a company to deal with a rodent problem. Mice and rats just love wet, nasty crawlspaces and enjoy fiberglass insulation for creating homes to nest in. This means rodent feces on the ground everywhere and rodent urine in the insulation and that means as air rises, this is what a homeowner is smelling and breathing.

A System Designer was sent out to evaluate the problems and offer the homeowner some options for remedy. Upon learning about encapsulation and the long-term benefits to his family, he was eager to get on the schedule and get the work done. 

To begin our crew removed the 6 mil vapor barrier and fiberglass insulation and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable.

 

 

Silt On Old Vapor Barrier Means Water Intrusion - Sherwood, OR

A qualified expert like those at John's Waterproofing know the signs that a crawlspace is flooding during heavy rains. One such sign is silt building up on top of the vapor barrier. This means that water is repeatedly breaching the vapor barrier and that violates code requirements. This homeowner suspected as much so he called John's Waterproofing to see what was going on and what could be done about it. One of our highly trained System Designers was sent to the home to do a complete inspection including pictures and an accurate drawing of the crawlspace footprint. He was able to show the homeowner the evidence of water intrusion with the photos and explain how the water was getting in and what we could do about it. 

When our system installers arrived we began by removing the old barrier, hanging insulation, and all other debris from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perforated pipe system. The new owners were happy and thrilled with the warranty we have to back up our work!

Setting up a Crawlspace For the Market in Tualatin, OR

This home was getting prepped to go onto the market. One aspect that needed to be addressed was the crawlspace, where damp dirt and musty smells were evident. To get this home ready to go, the sellers called in John's Waterproofing. 

Our crew arrived and began by removing the general debris from under the home. Once it was cleaned out we installed a drainage system made up of three-inch perforated pipes. These would collect the groundwater and direct all water to a newly installed SuperSump pump. From here water is pushed out and away from the foundation of the home. As a final piece, we laid down a six Mil vapor barrier. This home is now all ready to go on the market. 

Vapor Barrier intrigue; Tualatin, OR

The customer called with many questions about their crawl space having water and what their best option would be. Marcus went out and found that a full encapsulation was indeed needed. ALong with replacing most of the vent covers. 

Cleaning out the entire space of the old fiberglass insulation was definitely needed, considering it was full of moisture and hanging by a string. Due to the lack of electrical outlets in the crawlspace, they had to set up two outlets. One for the SaniDry Sedona dehumidifier and the new SmartSump pump. 

The home also had some structural problems. As the posts were sinking into the soil, it was causing caving in of the floors. To stop and prevent the continuation of the caving, they isolated all of the piers by digging out all of the moist soil and putting TerraBlock with CleanSpace overtop, underneath each and every post. 

Jeff and his wife were extremely satisfied with knowing all of their questions were answered. And that their home felt more secure and their crawl space would stay dry and clean for years to come. 

Rotting Posts in Tualatin, OR

John's Waterproofing came to help these homeowners address possible water issues. Upon inspection, Jack found that most of the posts had completely rotted and we're not supporting the house.

Ramon and the team quickly replaced the rotting posts and installed Smart Jack's Stabilizers which are adjustable steel piers. Rotted posts can cause floors to sag and walls to crack. Smart Jack can raise floors back to the proper level and be adjusted again if settling reoccurs in the future.
