This homes crawlspace had standing water, and the homeowners wanted a solution to protect their home. After a full inspection and going over their options and the benefits, they opted to have a full encapsulation installed! 

Inches of Water Within the Crawl Space - Veneta, OR

After purchasing this home a few years back, they began to smell a damp wood odor throughout their home. They ended up discovering 2-3 inches of water were pooled in their crawl space. They knew that this could cause long term damage to their home and their health if left unattended. So they decided to call upon John's Waterproofing to schedule their free inspection. During this, the design specialist did a full crawl under the home through the water. Then, working with the homeowner, a solution was crafted. To address the major water issue we would install a full encapsulation. This involved removing the old vapor barrier and insulation. We then dried out the space, and began installing a drain system with a sump pump. The vents were all sealed shut and we laid TerraBlock over the dirt floor. CleanSpace was than wrapped throughout, going under each wooden post, anchored to the foundation walls and sealed fully into place. We then installed a SaniDry dehumidifier to keep the spaces relative humidity at a healthy level and finished up with Spray Foam insulation along the foundation walls. 

Installing Support Jacks in the Crawl Space - Veneta, OR

This crawl space had issues with water, causing humidity and sagging floors in the home. These homeowners were looking for a solution so they called John's waterproofing to set up their free visit. We went out and thoroughly inspected the crawl space, and found that a lot of the posts were water damaged. After finishing, we then went to meet the homeowner to work with them in creating a game plan that best suits the home. The homeowner was eager to begin so they signed the estimate and we started the project.  We start by removing all of the debris in the crawl space, including old fiberglass insulation and the damaged barrier. Next, we install our SmartJack system. These are our supplemental steel piers used to replace the damaged wooden posts. These will raise the floor back up and offer stable support. We then dig a trench around the interior perimeter of the crawl space and in it, we install a 3 inch perforated pipe into a silt sock. This will create a secure passage for water to drain to the lowest point. At this low point we install our SuperSump Plus, which will collect all of the water that enters and pump it outside of the home through a discharge line. We also install a SmartDrain system, which will alert the homeowner of a possible plumbing leak, with an audible alarm and will drain it underneath the CleanSpace until it can be fixed. Our TerraBlock is next. This system is laid over the dirt floor of the crawl space and acts as an insulated barrier between the home and the earth. Over top of the entire TerraBlock system, we install our CleanSpace 20 mil thick vapor barrier. This is also installed between the footing and the posts as well as anchored into the foundation walls. This is all sealed with our heavy duty waterproof tape. Then, to create a weather safe exterior access into the crawl space we install our EverLast door to replace the old plywood cover. To control the environment beneath the home, we install our SaniDry Sedona Dehumidifier. This will eliminate damp and musty odors while keeping the home at a healthy relative humidity.  Finally, we install our spray foam insulation directly onto the foundation walls. This will ensure that every crack and void is completely filled, ultimately guaranteeing an airtight seal. Now that this crawl space is finished, these homeowners no longer have to worry about water entering and causing humidity and they can have peace of mind knowing that their floors will no longer sag.
