Due to persistent water intrusion into this crawl space, causing shifting of footings and piers, the wooden subfloor support beam was rotting, and drooping due to inadequate support for many years. This had caused the subfloor of the home to be uneven in many areas, creating sloped floors inside of the home. To prevent further water damage to the structural components inside of this crawl space, our crew of Waterproofing Experts encapsulated the space, permanently sealing the space to prevent water damage from occurring. To reinforce and level out the subfloor, our crew of Structural Experts arrived and removed and replaced the drooping wooden support beam with a steel support beam. To lift the remaining sagging portions of the subfloor, our crew removed and replaced all of the shifted and failing wooden piers, with Steel SmartJack Piers. SmartJacks are "jacked-up", until the overhead floor is returned to level. They remain permanently in place to support the subfloor, and are highly adjustable in the future if need be. The crawl space of this home is now encapsulated, and permanently protected from the catastrophic damage that water can cause. Additionally, the subfloor is once again level and properly supported, restoring the integrity of the strength and longevity of the entire structure of this home! When water enters a crawl space, it can cause several serious issues. It can rot the wood posts that stabilize your home and create a breeding ground for mold. Some people think what is in their crawl space doesn't matter and won't affect them in their home, but what is under can find its way back up. Wood rot can create bouncy floors and sticking doors, while mold affects the air you breathe and can cause several health issues. For this home, the biggest culprit was the foundation vents, which were allowing water to enter directly into the crawl space, along with outside air and rodents. The home needed to be saved right away. Our John's Waterproofing team worked with the homeowners to craft an optimal plan to stop the flooding at its source, prevent water from entering through the vents, and protect both their health and home.

The project started when our crew went down into the crawl space and removed all debris left behind by the flooding. Then, a trench was dug along the interior perimeter, and a Perf Pipe was placed to catch groundwater and redirect it to the sump pump. Next, a SuperSump Plus sump pump was installed, which collects water and pumps it out of the crawl space using a discharge line. With the water redirected, the pesky exterior vents that had been letting water flood into the crawl space needed to be closed off for good. Durable, heavy-duty plastic Vent Covers were installed to ensure that no rodents, water, or air could get inside. Back in the crawl space, TerraBlock, a thick foam insulation, was laid along the dirt floor to reflect heat up into the space, all the while trapping moisture underneath. On top, a CleanSpace vapor barrier was attached and overlapped. CleanSpace is our 20-mil polyethylene liner that prevents moisture, outside air, and rodents from entering the crawl space. After that, a SaniDry Sedona dehumidifier was installed to keep humidity levels at the perfect percentage, preventing mold growth. The last step of the project was our team applying Spray Foam along the walls, which gets in every crack and every hole, completely sealing the space off from the unwanted elements. Put this all together, and we've created the ultimate solution to encapsulating the crawl space, stopping the flooding that once occurred, optimizing energy efficiency, keeping the crawl space dry; saving the homeowners' health and protecting the home for years to come. 

When a crawl space has standing water and is not addressed properly and in a timely manner, it can lead to wood rot, weakening of the structural integrity of the entire home and even attract pests and rodents that cause further damage the space, as well as introduce health hazards and musty odors. Knowing this was a serious problem, these homeowners called John's and scheduled their free inspection. After our system design specialist was through with the inspection, he met with the owners to discuss the best solution for their dark, wet, and musty crawl space. After hearing their game plan, they moved forward and we began the project. Due to the standing water, there was a lot of moisture which led to some areas with mold, which we spot treated with Mold-X2. This is our highly effective cleaner for contaminated surfaces such as wood. Mold stains are removed in 20 seconds. Then, we dig a trench around the interior perimeter of the crawl space in which we lay down a 3 inch perforated pipe into a silt sock to secure a passage for water to safely drain to the TripleSafe sump pump at the lowest point. We then install a discharge line outside that is connected to the sump pump to direct the water to away from the homes foundation. Next we install our SmartDrain system. This will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water into a drywell underneath the CleanSpace until they can fix the leak. To create an insulated barrier, we install our TerraBlock system on the dirt floor of the crawl space, separating the home and the earth. On top of the TerraBlock, along the foundation walls, and up to the rim joists, we install our CleanSpace system, which is our 20 mil-thick-liner that is sealed at the footing of the wooden posts with our waterproof tape. All the vents are then covered to make sure no outside air enters. To control the environment we install our SaniDry Sedona. This effective dehumidifier will eliminate damp musty odors by drying and filtering the air while keeping the home at a healthy relative humidity. To finish this project we install our foam insulation all along the foundation walls up to the rim joist ensuring every crack and void is filled to guarantee an airtight seal. With this project now complete, these homeowners can have peace of mind that their home is protected for years to come. 

These homeowner were smelling a musty odor and suspected their crawl space was the main culprit. They called John's waterproofing to schedule their free estimate and inspection. Once our system design specialist was done, he met with the homeowner to go over what he found and than designed the best option to create a healthy and dry crawl space. After going over the estimate they went ahead and scheduled their project.  We start removing all of the debris, including any fiberglass insulation and vapor barrier. Next, we dig a trench around the interior perimeter of the crawl space to then install a 3 inch perforated pipe into a silt sock which will secure a passage for the water to drain to the lowest point. At this low point we install our SuperSump plus which will take all of the collected water and pump it outside and away from the homes foundation via discharge line. TerraBlock is installed on the floor of the crawl space which creates an insulated barrier between the home and the earth. On top of the TerraBlock, we install our 20 mil thick liner called CleanSpace. This is anchored into the foundation walls up to the rim joists and sealed at the footing of the wooden posts with our waterproof tape. We also cover all of the vents to prevent outside air from entering. This blocks pests and rodents from entering. To keep a controlled environment, we then install our SaniDry Sedona. This is our effective dehumidifier that will keep the home at a healthy relative humidity all while eliminating musty and damp odors by drying and filtering the air. To finish this project, we install our foam insulation. Unlike traditional fiberglass, this foam is sprayed all along the foundation walls in layers, expanding and filling every crack and void to guarantee an airtight seal. 

These homeowners noticed that the crawl space they were using as storage was beginning to have a lot of rodent activity and musty smells, so they called us up to find them a solution to offer peace of mind while storing their personal belongings. One of our system design specialists went out to perform a free estimate and inspection and then met with the homeowners to go over the correct plan for this crawl space. After discussing the options, they moved forward with the project. We first began by removing all of the debris, fiberglass insulation and old barrier. Since this crawl space did not have much water intrusion, the owners chose to have us install our SmartDrain system. This system will alert the homeowners of a possible plumbing leak with an audible alarm and will drain the water to a drywell underneath the CleanSpace until the problem can be addressed. Next, we install our TerraBlock system onto the dirt floor to create an insulated barrier separating the home from the earth and will block moisture from making its way up through the crawl space floor. We then install our CleanSpace system on top of the TerraBlock and onto the foundation walls, up to the rim joist and is then sealed at the footing of the wooden posts with our waterproof tape. We also install our EverLast door to create exterior access into the crawl space and will adapt to all weather conditions. To keep the environment controlled, we then install our SaniDry Sedona. This dehumidifier will effectively eliminate damp and musty odors while keeping the home at a heathy relative humidity. This will also help at promoting healthy air throughout the entire home. Lastly, to finish this project we install our foam insulation. This is sprayed onto the foundation walls, up to the rim joists filling every crack and void guaranteeing a complete airtight seal. With this encapsulation, these homeowners can be sure that their personal belongings will be protected.
