Basement Floor Cracking in Beaverton, OR
Challenge
This basement floor had multiple cracks in it and was letting in water that caused high levels of humidity. This was due to hydrostatic pressure, which is water that accumulates in the soil beneath or around the foundation, that exudes pressure on the foundation. This forces the slab upward creating cracks and pushing moisture through, this homes floor was a cracked mess. This basement was being used as an office area and the homeowner wanted to find a reliable solution to keep their basement dry and protected for years. They reached out to John's and we went out to thoroughly access the problem to come up with a permanent solution that will keep the home dry, stable and healthy.
Solution
Since this homeowner is planning to refinish this basement, we demoed the perimeter walls with water damage and removed the floor. We then install our drainage; WaterGuard. This system will collect groundwater as well as water from the walls and drain it to the lowest point. At the low point we install our TripleSafe sump that gathers all of the water and pumps it out through a discharge line that is buried in the yard. Within the basement, this system is concreted over to provide a seamless look. Along the wall we install our ThermalDry wall system that will help collect any moisture that comes in through the wall and direct it down into the perimeter drainage system. This radiant barrier is also going to help maintain a comfortable temperature. Now that the waterproofing system is installed, we install our DrainMatt which helps with drainage underneath the slab. Finally, our structural team will come in and pour a new concrete floor and the homeowner can be sure their basement will remain dry and protected for years to come.
