Basement Waterproofing Photo Album: Full Encapsulation of Crawlspace - Lincoln City, OR
This homeowner called John's after noticing a large amount of standing water in their crawlspace. Our Design Specialist arrived at the home and performed a thorough inspection of the crawlspace- free of charge. He found a substantial amount of standing water, and water damage. Due to his findings, he recommended a Full Encapsulation of the crawl space to the homeowner. He explained that this would permanently protect the home from all future water damage. If the water was not removed and prevented from returning in the future, the soil underneath the homes foundation would inevitably soften to the point that the foundation would begin to settle, the subfloor of the home would begin rotting, and therefore the entire structure of the home was at risk. The homeowner understood the crucial importance of waterproofing his crawlspace immediately, and gave us his permission to begin work. We added him into our schedule and would begin by drying out the crawl space so that we could begin the Encapsulation. To dry out the space, we first removed all debris, and placed a heavy duty sump pump, dehumidifier, and multiple fans under the home for a few days. After everything was dry, our crew arrived and got straight to work! First, we laid our 3" Perforated Pipe into a shallow trench that we dug for placement. The piping will collect all groundwater, and send it to the TripleSafe Sump Pump, which will pump the water into the discharge line, and ultimately into a LawnScape Outlet - to distribute the water evenly into the yard a safe distance away from the home. The TripleSafe Sump Pump is 3 pumps-in-1, and provides the absolute most protection against water. The first pump handles normal amounts of water, the next is activated when there is a large amount of water, and the final fail-safe pump is battery operated, and will kick on in the event of a power outage. On top of the piping, we laid down our TerraBlock, which is puncture resistant, and will help to insulate the crawlspace. On top of the TerraBlock, we laid our 20 Mil CleanSpace Vapor Barrier which is made of polyethylene that is interlaced with carbon fibers. The durable make up of the CleanSpace will permanently prevent moisture seepage, and deter rodents. It is also very sturdy, and can be walked on, or used as storage space. On top of the CleanSpace, we installed a SaniDry Dehumidifier, to prevent mold growth and to sustain a healthy environment. To ensure constant electrical supply to the TripleSafe Pump, and the SaniDry Dehumidifier, our Electrical Division came out and installed 2 dedicated electrical outlets for their operation. Next, we installed Spray Foam onto the concrete foundation walls, to create an air-tight seal. Spray Foam insulation seals all gaps and crevices, and is the only type of insulation that is a barrier against moisture, thermals, vapor, and air. The installation of Spray Foam, can save homeowners up to 40% a year in energy costs. To completely seal the crawl space, we then installed 10 Vent Covers on the outside of the foundation walls, to permanently seal all the crawlspace vents. Next, we installed a customized EverLast Access Door, which is made of rigid plastic, that is guaranteed to never rot, and prevents moisture from entering the crawl space. Around the new access door, we installed an EverLast Access Well, to prevent debris and water from entering the area directly in front of the access door. Inside of the Access Well, we installed a Rain Drain to collect water, and route it through discharge lines far away from the home. The crawlspace of this home is now completely encapsulated, air-tight, and protected from water, moisture and mold. Water damage is now an issue of the past for this home, and its structural integrity will remain intact now that the soil supporting the homes foundation will not be watered down and unstable. This homeowner, without a doubt, made the absolute best decision in protecting the investment of his home, and his family's safety!
