Families living in the PNW are very familiar with a rainy climate. While the PNW is exceedingly beautiful, the persistent rainfall can present some challenges to homeowners, including ground water intrusion into the basements of their homes. This can be very frustrating, as water can cause significant damage to homes and belongings, while also making spaces unhealthy to be in. Additionally, water coming into homes often creates a feeling of "heaviness" in the air, preventing families from feeling comfortable inside certain areas of their homes. When water intrusion is left to persist, damage can quickly become significant and incredibly expensive, as structural damage can occur. To avoid costly structural repairs, it is best to mediate water intrusion into homes as quickly as possible. Here at John's, we understand these frustrations, and have been working for over 50 years in the waterproofing industry to help families living in the PNW thrive in dry, stable, and healthy homes. When basements are leaking, we provide solutions with heavy-duty waterproofing system components to ensure that homes are protected from water damage.
This home had a finished basement that was suffering from water issues. To address this we installed our ThermalDry Wall System which is a 2-sided barrier that covers the entirety of the concrete foundation wall inside of the basement. This barrier is waterproof, and helps prevent heat loss through foundations - saving homeowners money on energy costs. Additionally, the barrier prevents water from reaching sheet rock, and instead routes it downward, into the WaterGuard Collection Tunnels installed at the base of the leaking walls. When water intrusion flows into the WaterGuard System, it is routed to the TripleSafe Sump Pump installed at the lowest point inside of the basement, and then is expelled away from the home via an underground discharge line. Our TripleSafe Sump Pump is a 3-pump-in-1 System, where each pump is activated in the event that the previous one fails or is overwhelmed by water volume. The 3rd and final pump is fully battery-operated, ensuring functionality even in the event of a power outage. To hold the WaterGuard Tunnels firmly in place, our crew pours fresh concrete flush with the flanges around its edges. Doing this, ensures long-lasting functionality of the entire waterproofing system. To create a healthy air quality inside of the basement at all times, our crew will also install a SaniDry XP Dehumidifier, which runs continuously to clean and remove toxins and allergens from the air, while also preventing mold growth. In the case of this home, years of water damage had eroded the foundation wall, causing a crack to form in the concrete wall. To prevent the crack from worsening, our crew firmly attached multiple strands of Carbon Fiber Stitching horizontally over the crack. Carbon Fiber Stitching is 10 times stronger than steel, and will remain in place to reinforce the foundation wall, and prevent further damage. The combined, professional installation of so many of our highest-quality waterproofing and structural components, gives homeowners absolute peace of mind in knowing that all parts are working together to protect their homes and family from the devastating affects of both water and structural damage.
Very Wet Basement
In this photo, you can see paint peeling up, and wetness around the edges of the carpet, due to water leaking in through the foundation walls.
Foundation Wall Crack
Water intrusion into basements erodes foundation walls, which can create cracks in the concrete. This can be very serious, and without repair, will eventually cause catastrophic structural damage to the home.
Rust Stains From Water Intrusion
Rust stains on the floor inside of your basement are evidence of water intrusion, signifying that structural damage is imminent if left without repair.
ThermalDry Wall System and WaterGuard System
Our ThermalDry Wall System insulates and protects sheet rock, while our WaterGuard Collection Tunnels gather and route all water intrusion to a professional-grade sump pump.
Waterproofing Complete!
After installing the WaterGuard System along the base of the leaking walls, our crews pour concrete flush with the edges of the Collection Tunnels, to hold them in place.
TripleSafe Sump Pump and SaniDry XP Dehumidifier
Our crew installed these 2 heavy-duty machines underneath the staircase of this home, so that they would be out of the way. These 2 waterproofing components will run continuously to save the homeowners time while offering peace of mind.
