Basement Waterproofing Photo Album: Waterproofing Very Leaky Basement - Portland, OR
Leaky basements are exceedingly common in wet climates. Here at John's, we have specialized in waterproofing homes in the PNW for over 50 years, making us your leading, local experts. When water is leaking into basements, it is imperative to take the proper steps to waterproof the area, before catastrophic structural damage can occur, as water intrusion leads to significant damage to the wooden, brick, and concrete components that make up your home. When left non-mediated, water intrusion into your home can also pose enormous health risks to your family, as an indoor, wet environment is the ideal breeding ground for mold and bacteria. Toxic air particles from either of these frequently go unseen, but the affects on your health can be lasting and detrimental, especially in small children, and the elderly. If your basement is leaking, please know that you can rely on the waterproofing experts at John's for quick and effective help! After 1 phone call to us, we will have you on our schedule with one of our highly trained Design Specialists, who will come to your home, perform a thorough inspection, and then offer you high quality solutions.
For this homes leaky finished basement, we moved forward with the installation of several of our most effective systems - The ThermalDry Wall System, WaterGuard, TripleSafe Pump System, and for the below grade windows; a WellDuct Window Drain - all professionally installed in your basement to protect your home and family from the danger of water intrusion and damage. To install these state of the art systems, our crews begin by removing the sheetrock and trim from the leaking walls. To install the WaterGuard Tunnels, our crew cuts a narrow trench along the base of the basement walls. Here we lay in clean cut gravel and WaterGuard. Water enters this system and moves towards the lowest point in the basement where a TripleSafe sump is installed. This contains 3 pumps inside of one large canister. Each pump is activated if the one ahead of it fails, or is overwhelmed by water volume. The 3rd and final pump is fully battery operated, ensuring functionality even in the event of a power outage. Once water reaches the Pump System, it will be expelled from the home via an underground discharge line. To provide sufficient power to the TripleSafe, our Electrical Division arrives and installs a new, dedicated circuit. Once each of these components is in place, our crew pours fresh concrete around the WaterGuard and TripleSafe, to hold them firmly in place, and to restore strength to the concrete basement floor. For the below grade windows, we install a WellDuct Window Drain beneath the window well, to catch all water intrusion, and route it down into our professionally installed WaterGuard System. Next, they cover the walls with our ThermalDry Wall sheeting, which reflects heat back into home to save on energy costs. A SaniDry dehumidifier is installed to remove excess moisture from the air and maintain a healthy relative humidity. With the waterproofing for the space completed, our finishing crew arrives to re-finish the space.
