Basement Waterproofing Photo Album: Professional Waterproofing of The Garage and Crawl Space - Portland, OR

John's expert crews have been waterproofing homes in the PNW for over 50 years. This homeowner called on John's because he was tired of water invading his garage and crawl space. Many years of water intrusion, had damaged countless items, and left the space smelling damp and musty. One phone call to our office was all it took to get his home inspection scheduled with one of our Design Specialists, and from there, professional waterproofing and repairs were efficiently completed, so that this homeowner would no longer have to deal with the frustration of water intrusion. To waterproof the crawl space, the homeowner agreed with our recommendation of a Full Encapsulation - to seal, waterproof, and insulate the entire space from the ground up. For this, we began by cleaning out the space, ensuring the entire area was clean and dry. We installed a full drain system with a sump pump to collect and direct the groundwater safely away from the home. Next, the dirt floor was covered with 2 heavy-duty layers that both insulated and waterproofed the space: TerraBlock and CleanSpace. First, TerraBlock was laid down to insulate the ground, and provide a sturdy surface. CleanSpace is a 20 Mil thick Vapor Barrier, interlaced with carbon fibers, that was placed directly on top of the TerraBlock, as well as up onto the foundation walls. CleanSpace is bright and white - transforming dark, dreary crawl spaces into clean, welcoming areas that can be safely used as dry storage. Next, all original vents were covered, and an EverLast Access Door was installed in place of the original door. Our EverLast Doors are made of rigid plastic, that will never rot or discolor, and they seal tightly around the edges, to prevent rodents and debris from entering. The final step in the Encapsulation, was the installation of SilverGlo Paneling along the foundation walls, for insulation. SilverGlo Panels are double-sided and waterproof, to prevent water from seeping in, while also reflecting heat back into the home - offering substantial energy savings. With the encapsulation now complete, our crews began waterproofing the garage. For this, they installed our WaterGuard System at the base of the leaking walls, as well as our CleanSpace Wall Sheeting directly onto each of the leaking foundation walls. To install the WaterGuard System, they first cut 1 narrow trench into the basements concrete floor, right up against each of the leaking foundation walls, to hold the WaterGuard Collection Tunnels. After placing a tunnel in each of the trenches, they poured fresh concrete around them to hold them in place. Next, they attached CleanSpace Wall Sheeting onto the leaking foundation walls, to halt all water intrusion, and send it down into the awaiting WaterGuard installed at the base of each of the leaking walls. As water is collected in the WaterGuard Tunnels, it will be routed immediately to the Sump Pump that is collecting water from the crawl space as well. Lastly, a SaniDry XP Dehumidifier was installed, to clean and filter the air, removing all toxins and allergens, while maintaining a safe relative humidity, to prevent the growth of mold.
