Basement Waterproofing Photo Album: Complete Waterproofing Overhaul of Basement and Crawl Space - Corvallis, OR
For many years, basement ground water intrusion had been a persistent frustration for this family, as countless stored items were damaged, and cracks began to form in the foundation walls. As the stability of a home relies heavily upon foundation wall integrity, the owner of this home knew that it was time to call on the waterproofing experts here at John's for help. After thoroughly inspecting the homes basement, crawl space, and foundation, our specialist kindly informed the homeowner that many actions needed to be taken in order to protect the home from further structural deterioration. First, the basement walls needed to be waterproofed, to prevent ground water from leaking in. Next, each of the basement windows needed to be replaced, as the old ones were allowing water to flow freely through them, creating humidity issues, while contributing to water intrusion. Additionally, the crawl space needed to be encapsulated, to establish a 100% air-tight seal, keeping moisture and rodents out. Structurally, a SmartJacks would be installed to replace rotten wooden posts, for the purpose of restoring even weight-distribution to the sagging subfloor. Finally, the bottom portion of the wooden staircase leading down into the basement, needed to be removed and replaced for safety purposes. After listening to each of our proposed solutions, the homeowner agreed with our recommendations, and we began assembling our installation crews
. On the morning of the job, we wasted no time, and got straight to it, beginning with the waterproofing of the leaking basement walls, through the combined, expert installation of our BrightWall, and WaterGuard. BrightWall was installed first, to cover the entirety of the leaking walls. This white, waterproof paneling dramatically transforms dark, dreary basements, into clean, welcoming areas that can be safely used as dry storage. BrightWall acts as a barrier, stopping water from flowing into the basement, and instead sends it cascading down its backside, directly into the awaiting WaterGuard installed at the base of the leaky walls. Installation of our WaterGuard involves cutting a narrow trench into the concrete basement floor, right up against the walls, to permanently hold the WaterGuard. The collect water is than routed immediately to a SuperSump Pump for expulsion far away from the home via an underground discharge line. With the basement now waterproofed, it was time to begin the encapsulation of the crawl space. First, we cleaned out the entire space, and removed all debris. During an encapsulation, the entire space is expertly sealed, waterproofed, and insulated from the ground up, leaving no gaps, and filling all voids - resulting in a dry, clean, and stable crawl space that will remain free of moisture and rodents. As an added level of protection, we also installed a SmartDrain, which will audibly alarm if water is ever detected due to an unexpected plumbing leak, buying families precious mitigation time. Also inside of the crawl space, we removed the rotten wooden posts, and replaced them with SmartJacks - immediately restoring even weight-distribution to the subfloor, as well as returning interior floors back to their correct, level positioning. SmartJacks are carefully adjusted by hand, and remain in place, providing a more comfortable, stable home. We also removed and replaced each of the basement windows, with a new Milgard Window, to effectively keep water out, while also helping the basement humidity remain at a safe level. To offer further humidity control in the basement, a SaniDry Sedona Dehumidifier, will clean and filter the air, removing all allergens and toxins, while maintaining a safe relative humidity, preventing mold growth. Lastly, we removed the rickety, bottom portion of the basement staircase, replacing it with sturdy new steps, to keep the family safe. The basement and crawl space of this home have now been completely overhauled and equipped with the highest quality waterproofing and structural repair components available. With John's 5 decades of dedicated WOW service to our customers, our highly trained and experienced crews truly offer an elevated level of waterproofing system installation, that will protect homes and families from the devastating effects of water damage for many years.
