Basement Waterproofing Photo Album: Waterproofing This 115 Year Old Basement - Portland, OR
This home was built in 1909 and had never been waterproofed. Over the years of heavy rainfall, the walls began to deteriorate and have cracks in the foundation. This is from water seeping through causing bubbles along the walls that eventually split open and allow for water intrusion. The homeowner wanted to save their basement before too much damage occurred to the house and called John's Waterproofing. We informed them about our basement waterproofing systems and the homeowner agreed that would be the best solution to keeping their basement dry. First, we installed a drainage system so that water couldn't continue to seep through. This involves installing WaterGuard along the interior perimeter of the basement. This drainage pipe is able to collect any water that tries to seep through the walls as well as rising groundwater and offer it a safe passageway. This system sits at the footing of the basement and is lined with gravel to help filter the water through. We cover the WaterGuard with concrete so it offers the homeowners a discreet look, while still being effective in keeping water from entering the basement. Then, we installed a TripleSafe sump pump. This three-pump system takes all the water collected from the WaterGuard and securely pushes it out of the basement and away from the homes foundation. Each Zoeller pump is designed to be able to control gallons of water at a time. Finally, since the owners want to finish the space, we needed to protect the walls from water, so we installed ThermalDry. This is a heat and vapor barrier that is anchored to the walls and sealed with 4 inch thick waterproof tape. This helps to guide moisture down from the walls to the drainage system. After this process is completed, the homeowner doesn't have to worry about their basement experiencing water damage no matter the heavy rainfall.
Cracks in Foundation Walls.
Due to years of heavy rainfall, the foundation walls had cracks and crevices that would allow easy entry for water into the basement.
Efflorescence Indicting Water Damage.
Another indicator of water intrusion on the foundation walls is efflorescence on the walls. That is the white chalky marks on the walls left after water intrudes and evaporates.
Sealing ThermalDry to the Walls.
ThermalDry is a heat and vapor barrier that goes along the walls in the basement to help guide water down to the drainage system and is sealed with thick waterproof tape.
Covered WaterGuard Drainage Pipe.
The WaterGuard system is placed at the footing of the basement and is covered with concrete so that it offers a discreet look for the homeowners to still enjoy the space.
TripleSafe Sump Pump Installed.
The TripleSafe sump pump is able to collect gallons of water and safely push it out of the basement and away from the homes foundation.
