Basement Waterproofing Photo Album: Below Grade Room Gets Waterproofed - Lake Oswego, OR
With the summer time approaching, this homeowner decided it was time to knock off a couple of things on their home improvement to-do list. One being that they wanted to finish their below-grade room so that they could start using the space. Unfortunately, they realized that there was a lot of moisture in the room and wouldn't be able to finish the space until it was waterproofed. They reached out to John's Waterproofing about our basement waterproofing system so that their basement would stay dry before they started making upgrades. To begin, we needed to dig a trench along the interior perimeter of the basement so that a drainage system could be installed. A WaterGuard drainage pipe goes into the trench and helps to collect any water from the ground or walls that tries to seep through. The pipe sits along the footing of the space and gets lined with gravel so that water can easily filter through and prevent getting clogged. Once the WaterGuard is installed, it connects to a TripleSafe sump pump which takes all the collected water and securely pushes it out and away from the homes foundation. This helps keep water from entering the space so that it will stay dry. As a form of protection for the walls, we installed ThermalDry. This is a heat and vapor barrier that gets anchored to the basement walls and sealed with thick waterproof tape. It acts as a guide for moisture on the walls to be directed down below to the drainage system to be pushed out. The last step is laying concrete over the drainage pipe so that it is completely covered and discreet. Now, the basement is ready for the homeowners to finish because it will remain dry all year round.

Then, the WaterGuard gets covered with concrete so that it can offer homeowners a discreet, yet effective, drainage system that works with the ThermalDry to keep it dry.

The TripleSafe sump pump ensures that any water that tries to seep through will be safely pushed out of the basement and away from the homes foundation.
