Basement Waterproofing Photo Album: Constant Flooding in the Basement - Portland, OR
This homeowner reached out to John's Waterproofing about the constant flooding that was occurring in their basement. They explained that they had a window in the basement that would consistently fill up and get inside the home. This ongoing problem eventually caused cracks in the foundation around the window. Over the course of the 2 years they've owned the home, the basement has flooded with water on 4 different occasions. We explained to the homeowners that our basement waterproofing system would be able to help control the influx of water and offer a passageway for it to be sent out safely. To begin we needed to install a drainage system to control the flow of water. This is done by jackhammering a trench and installing a WaterGuard drainage pipe. The pipe sits at the footing of the interior perimeter of the basement and collects water seeping through the walls or rising from the ground. It is lined with gravel to allow the water to filter through easily and then covered over top with concrete to offer a discreet system. The WaterGuard connects to a SuperSump Plus sump pump that takes all the collected water and securely pushes it out and away from the homes foundation. With these two working together to keep the basement dry, then we can install a wall system. ThermalDry goes between the wood framing of the basement walls and helps guide moisture down below to the drainage system to be pushed out. It is a heat and vapor barrier that's anchored to the walls and sealed with thick waterproof tape. We ensure to shingle the ThermalDry to the WaterGuard system for secure passage of water. A SaniDry XP dehumidifier was also installed to help promote better air quality from the years of moisture damage. Now that the basement is fully waterproofed, it is ready to be finished and allow the homeowners to be able to use the space freely again.

Finding the Water Damage Along the Baseboards
Once we pulled back the carpet, it was noticeable where the water had been seeping through over the years on the basement walls from the discoloration. This can also lead to future mold growth and wood rot left untreated.
Shingling ThermalDry to WaterGuard.
The silver vapor barrier on the walls, ThermalDry, gets shingled and sealed to the underground WaterGuard system to ensure secure passage of water.
Connecting WaterGuard to SuperSump Plus.

SuperSump Plus.
Once the water is in the sump pump, then it pumps the water out through a discharge line and away from the homes foundation to keep the basement dry and healthy.
