Basement Waterproofing Photo Album: Water Seeping Through Fireplace - Carlton, OR
This homeowner started noticing water seeping in near their finished basement's fireplace. Upon inspecting further, they realized that the water was coming in through the foundation near where the fireplace was installed. Afraid of the structural damage if left unresolved, they decided to call John's Waterproofing to control the water intrusion. We informed them that by basement waterproofing they wouldn't have to worry about future water seeping through and it would be pushed away from the homes foundation. To begin this system we first needed to install a proper drainage system that would control the flow of water. A trench was jackhammered along the interior perimeter of the basement where a WaterGuard drainage pipe was installed. This pipe sits at the footing of the basement and is lined with gravel to help water filter through easily without getting clogged. The cuts in the back of the piping are able to collect water seeping through the walls or rising groundwater and be directed to a sump pump. The TripleSafe sump pump can then take all the collected water and safely push it out of the basement and away from the homes foundation. It is a three-pump system designed to control hundreds of gallons of water at a time. Due to the square footage of the space, a leech line was installed in the middle of the basement so that every space of the basement was waterproofed and connected to the sump pump. Once the drainage system is installed, and the WaterGuard covered with concrete, than the basement will remain dry. Because the homeowner wants to finish the space again in the future, we also added ThermalDry to the walls for moisture protection. ThermalDry is a heat and vapor barrier that gets anchored to the walls and sealed with waterproof tape. It acts as a guide for moisture on the walls to be sent down below to the drainage system and be sent out. Our finishing crew will then be sent out to install paint ready drywall to the space so it will once again be finished. With this basement fully protected against water intrusion, the homeowners can enjoy the space again.
