Keeping your crawl space dry is essential in maintaining a healthy home. As water seeps in, it will bring in outside dirt and debris that can rip the vapor barrier that's meant to protect against water damage. Once that water evaporates, it gets into the air and increases the humidity levels. Humidity is the amount of water in the air and as it increases it creates an environment for mold to grow, wood to rot, and eventual structural damage to occur. This cycle is what makes keeping water out of the crawl space so important so it doesn't cause damage to your home and strange smells in the living spaces. At John's Waterproofing, we recommend getting your crawl space fully encapsulated to prevent unwanted water from being able to seep through. An encapsulation involves clearing out the falling insulation and damaged vapor barrier. Then, we install a drainage system, TerraBlock insulation, and a CleanSpace vapor barrier. Once these are all installed, homeowners experience a noticeable difference in air quality, energy efficiency, and overall comfortability. By encapsulating the crawl space, there is control over the environment in the crawl space and protection to your home's overall health.
This homes crawlspace had mud encrusted 6 Mil vapor barrier, falling fiberglass insulation, and mold growing along the floor boards. To get this space dry and healthy we pulled out this debris, applied Mold X2, and installed a full encapsulation system.
This homeowner had a plumbing leak in their crawl space and called John's Waterproofing to do a full re-pipe on the home. Unfortunately, the damage done from the leak caused excess water to get into their crawl space and puddle on top of their vapor barrier. We informed the homeowners that we could have our plumbers re-pipe the space and to keep the space healthy we could install a full encapsulation. To begin, we took out the original vapor barrier and installed a drainage system using a perforated pipe and a SmartDrain. These two work together to collect water as it seeps through and acts as a passageway to direct it away from the homes foundation. Then, TerraBlock insulation foam and a CleanSpace vapor barrier are installed. These go along the crawl space floor to seal it off from the earth and prevent water from seeping through. A SaniDry dehumidifier helps filter the air and pull out excess moisture. Finally, Spray Foam will be applied to the foundation walls to air seal and insulate the space. Now, after the re-pipe and the encapsulation, this home is protected against water and will remain healthy.
