Musty Crawlspace in Lake Oswego, OR

This customer called because he had a musty smell in his house that he couldn't get to go away. Upon further investigating, they discovered it was originating from beneath the house. So they gave us a call to have one of our inspectors come out and take a look at what was going on. Our inspector found sagging old fiberglass insulation with a torn vapor barrier. Water and debris had been getting in the crawlspace causing mud, dirt, and moisture damage to the posts and beams. The musty smell was moving up thru the house. We recommended doing a crawlspace encapsulation to prevent future water problems from happening. We cleaned out the crawlspace and sealed the vents, the crew then laid down our Terrablock that is a matting underneath the CleanSpace that completely seals in the crawlspace. 

Installing a Perforated Pipe for a Crawlspace Encapsulation - Lake Oswego, OR

To collect ground water we installed a perforated pipe in a silt sock. This then has TerraBlock insulation and a CleanSpace vapor barrier installed over it. 

Exposed Dirt and Water Pools in the Lowest Point - Gresham, OR

This homeowner had a home sitting on a slope, and while they had a simple 6 mil vapor barrier in their crawlspace, the water in the area pushes around the simple barrier and water would pool in the lowest point. The heavy clay in the space would become slick and messy whenever water infiltrated the space. To solve the issue, we performed a fully encapsulation. This includes a perforated pipe drainage system, TripleSafe sump pump, TerraBlock, CleanSpace Vapor Barrier, Spray Foam insulation, as well as a SaniDry dehumidifier. 

Making This Crawl Space Healthy Again - Gresham, OR

This crawl space was in desperate need of waterproofing after the homeowner discovered their vapor barrier was destroyed and the fiberglass insulation was falling from the sub-floor. All the dirt and debris that was covering the space indicated there had been significant water intrusion over the years that was left unresolved. This increases the exposure to mold growth, wood rot, and damages the structural integrity of the home. After calling John's Waterproofing, we installed a Pipe Pump Plastic system that would help keep water out and keep the space healthy. This repair plan involves installing a drainage system with a perforated pipe and connecting it to a SuperSump Plus sump pump. From there, the sump pump takes all the collected water that tries to seep through and safely pushes it out and away from the homes foundation. After the drainage is installed and the passage of water is controlled, then a new 6 mil vapor barrier gets installed. This goes along the base, up the foundation walls, and between the footing and wooden posts to isolate and protect. Each seam of the liner gets overlapped so that water is unable to seep over top of it. We also make sure to anchor it to the foundation walls so it stays secure. Once this system is fully installed and cleaned up, the crawl space is in better condition to stay dry and healthy.

This home had a water issue in the crawlspace. The water moisture led to falling fiberglass, pools of water on the old vapor barrier, and a general unhealthy space. To address this with a solution, we installed a full encapsulation.
