Addressing Humidity in Crawl Space- Lake Oswego, OR

These homeowner had us install a partial system for them a few years ago, a drainage channel, sump pump and 6 mil black plastic vapor barrier. While that was helpful, it was only a temporary solution. During their annual maintenance service that we provide, the technician noticed a high level of humidity. Once our service technician spoke to the homeowners about the benefits of a full encapsulation system, they wanted to move forward with the project. To begin, we remove all the debris in the space, including the old vapor barrier. Because of the humid environment, and wood being an organic material, this crawl space had some mold spots, so we treated this with our Mold X-2. This is our highly effective cleaner for contaminated surfaces. Mold stains are removed in 20 seconds. Since we already installed a drainage system with the sump pump, we moved along to install our TerraBlock system. This will create an insulated barrier between the home and the earth. On top of the TerraBlock, we install our CleanSpace vapor barrier. This is our 20 mil vapor barrier, that is puncture resistant and manufactured with an antimicrobial additive called UltraFresh molded into the material. It goes all along the foundation walls, up to the rim joists and is sealed at the footing of the wooden posts. With the bright white finish of the CleanSpace, the homeowners will be able to see there is no dirt, mold and debris in the space over the years. We also cover all of the vents in the space make sure no outside air enters. To control the humid environment, we installed our SaniDry Sedona. This effective dehumidifier will eliminate damp musty odors while drying and filtering the air, keeping the space at a healthy relative humidity. Lastly, we install our foam insulation. This is sprayed all along the foundation walls, up to the rim joists and will fill every crack and void increasing effectiveness and performance. This process ensures an air tight seal, offering years of protection for this home.

Drainage System to Solve Crawl Space Flooding - Lake Oswego, OR

This crawl space would regularly flood, and the fiberglass and vapor barrier needed to be replaced to keep up with this. To end the flooring the homeowners were ready to get a drainage system and sump pump to ensure the flooding would no longer occur. This will help prolong the life of the 6 Mil vapor barrier and allow the homeowners to not have to replace it as often.

High Humidity in Crawlspace - Lake Oswego, OR

This homes crawlspace suffered from high humidity issues. The homeowners had the fiberglass insulation removed the year prior when they had to treat the space for mold. But with the space still open to the elements, the mold came back. They needed a way to encase the space to keep it dry and healthy, so they called up John's Waterproofing. We installed a full encapsulation!

Wet crumply crawlspace

Our inspector AJ is great at bringing back photos for the homeowner and, in turn, the marketing department. This crawlspace is not unique. Most of the crawlspaces we see look like this or worse. (I'd venture to bet that most of the crawlspaces in the Pacific Northwest look like this.)
