Sloped Crawlspace with Damp Dirt and Puddles in Portland, OR

This home was built on a hillside and the slope carried water where it would puddle in the low spot. To address the issues properly, the homeowner wanted to have a full encapsulation.

Water Damaged Access Entrance to Crawlspace - Portland, OR

This customer called about water getting into the crawlspace and wanting to look into options to waterproof. We went out and replaced the crawl space access well to give better protection and more durability. Before it was a short access that could rust and had a dirt bottom. The door was not properly sealed shut and left the crawl space vulnerable to water, leaves, and pests. The EverLast system is made with long-lasting materials that will never rust, corrode, support mold growth, or rot. No ugly eyesore in your yard. It is finished with river rock to avoid puddling and mud against your foundation. The customer was pleased with how well it blended with the landscape and knowing it was going to last the life of the house.

Musty Smell in The Crawlspace in Portland, OR

The Homeowner was constantly battling with a musty smell in her home. No matter what she did, or cleaner she used, the smell just wouldn't go away. When she heard John talk about musty smells possibly coming from your crawlspace she called us out to investigate. Sure enough that was where Janine's problem began. The relative humidity in Janine's crawlspace was 70% (it is relative humidity that leads to moisture and unwanted smells) and the dank air filled the room. We encapsulated her crawlspace, installed a dehumidifier and solved Janine's problem. Now the air in her house is clean and she is saving every month on her heating and cooling.

Debris Ruined Their Vapor Barrier - Portland, OR

After years of water entering the crawl space, tons of dirt and debris had been brought in from the outside. This is a problem because over time water evaporates into the air and leaves that outside sediment behind on the vapor barrier. Sometimes rocks and large objects can even slip through which can cause rips and tears in the liner. At John's Waterproofing, we are able to solve this problem by encapsulating the space. This is the process of closing the crawl space off from the outside and controlling the environment so it isn't exposed to harsh weather conditions. This involves installing a drainage system with a perforated pipe and a SuperSump Plus sump pump. Also, we install TerraBlock insulation foam and a new CleanSpace vapor barrier. These help seal the earth off from the crawl space floor and prevent water from being able to seep through again. A SaniDry dehumidifier helps with air filtration and Spray Foam completely air sealing the space. Once the encapsulation is completed, it leaves the crawl space brand new and cleaned up so that homeowners don't have to worry about water damage in the future.
