Dependable Basement Waterproofing in Beaverton, OR

These homeowners were experiencing settling and sagging floors due to water entering their crawl space and causing problems over the years.  They wanted to find a solution that would address this issue. They called us up to schedule their free visit. We went out and thoroughly inspected their crawl space and then worked with the homeowners to create the best game plan that will help with these issues but also be within their spending budget. After discussing the best route to take, they then moved forward with the estimate and we began the project. We start by removing all of the debris, and old damaged vapor barrier. We than dig a trench around the interior perimeter of the crawl space. In this trench we install a 3 inch perforated pipe into a silt sock that will direct water to the lowest point. At this low point we install our SuperSump plus system that will gather all of the collected water and pump it outside of the home through a discharge line. Next, we install our SmartJack system on the existing footing. These are our high-capacity adjustable supplemental steel piers that are specially designed to stop settling and raise the floor back up, providing stability and support in place of the old damaged wooden posts.  Then, we make sure to install our 6 mil black vapor barrier to help block out moisture. Now that the water is addressed with this waterproofing system and the failing wooden posts have been replaced with our steel SmartJacks, these homeowners can feel peace of mind and can reach back out in the future when they are ready to upgrade with a full encapsulation. 

When trying to purchase this home, the inspector for the potential buyers found a crack in the foundation on the left side of the home. It was determined that the home had begun to settle due to many years of compression and expansion of the soil underneath. In addition to this settling, the homes subfloor had also began to sag. This had created sloped floors inside the home, as well as making it difficult to shut some of the interior doors. Both the settling of the foundation, and the sagging of the subfloors needed to be dealt with promptly to ensure that the integrity of the structure of the home would not suffer further damage. Our Design Specialist inspected the homes crawl space and foundation, and knew exactly what this home needed!

First, our crew would install 4 Helical Piers to the outside of the homes foundation, to lift the home. To do this, first we dug out a small portion of dirt around the foundation wall, to make room for the equipment to be placed. Next, the crew attached 4 brackets to the foundation to permanently hold the Helical Piers. With the brackets now installed, we then hydraulically drilled 4 Helical Piers deep into the earth until we reached the very strong and sturdy soil that is capable of supporting the weight of a home. Than, we replaced the dirt along the walls that we had to dig out. With the brackets and Helical Piers in place, this home has now been lifted back to the correct height, and will be held in that position permanently. To address the issue of the sagging subfloor, our crew installed 4 SmartJacks to the existing footings beneath the home. Once installed, we adjusted the height of the SmartJacks, to return the subfloor to its proper position. If need be, these SmartJacks can be adjusted again in the future, to ensure that the subfloor of this home never sags again. This home buyer is now satisfied, knowing that these essential structural repairs have been completed, and that the home they are hoping to purchase will be both a safe place to live, and a reliable long term investment!

When a home goes onto market, it is best to be prepared for the inspection. One piece of this is the crawl space. This homes was in disrepair and would need to be freshened up. So the homeowners had John's Waterproofing's Real Estate Response Team out. This is our realty dedicated sales team that can keep home projects on track to meet the quick needs of real estate. We would upgrade the space to our Pipe, Pump, and Plastic so that the space would be healthier. It currently had rips and tears throughout with mud caked over the old vapor barrier. To begin we removed the old vapor barrier and installed a full interior pipe drain system in a silt sock. This will collect and direct the water to the newly installed TripleSafe sump pump which pushes the water safely away from the homes foundation. A new 6 Mil vapor barrier was then laid throughout the space, with the edges overlapping and run up the walls to help it stay put. This vapor barrier will need to be replaced in a few years or upgraded to a long term solution. 

This crawlspace was very large and tall and the homeowner was already using it for storage, but water was a problem and he noticed that mold was beginning to grow on the wood and some of his belongings. He had heard about encapsulation and thought it would be the perfect solution to be able to safely store items in this space. A system designer went out to meet him, inspect the crawlspace and put together a proposal. The homeowner didn't hesitate. It was exactly what he was looking for. 

A few weeks later our experienced installers came out to waterproof this space. The homeowner had cleared the crawlspace of all the items in the crawlspace to make way for the crew. All of the debris, old insulation, and barrier were removed.  A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe Sump system at the low point. TerraBlock was laid on the dirt floor to aid insulation and also protect the CleanSpace barrier.  All the vents were sealed and the posts isolated. The 20mil nylon-reinforced CleanSpace barrier was installed and all seams were sealed and anchored to the walls. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home and crawlspace. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor for insulating the space. Now the homeowner has a clean and usable storage area and a cleaner, healthier home!

This crawlspace had water pooling throughout the area. With water near some of the wooden foundation beams, the homeowners were worried about their homes integrity. For a solution, they called in John's Waterproofing. 

Our crews came out and installed a three inch perforated pipe along the crawlspaces parameter. This collects the groundwater and directs it to a newly installed SmartSump with an UltraSump pump back up. From here all water is pushed a safe distance out and away from the homes foundation. We than laid down a 6 Mil vapor barrier to protect the wood in the foundation from water. 

Steve F. in Beaverton, OR has a pretty decent sized standing crawl space, but it was unusable due to improper drainage and there was a lot of debris. It was just a messy space and he wanted to use it for storage. Steve called our office and our Design Specialist, Daniel went out to take a look to see what needed to be done. They figured out the plan that best suited Steve's needs and our crew here at John's Waterproofing Company were out in just a few days to get started on the work.

Gordon and his crew first removed all of the debris that had built up over time as well as the old insulation. They then installed CleanSpace - an antimicrobial woven fiber material, a SaniDry Sedona dehumidifier, and Spray Foam and new vent covers, which gives Steve a dry, clean crawl space that he can now use for storage without having worry about his belongings getting damaged.  Steve knows he can call us any time should any concerns arise and we'll be happy to come to his aid. And that we will be out once a year to do yearly maintenance. 

Tom had called for water that was traveling from under his patio into his crawl space. He had suspected that there was water damage occurring in the foundation due to this. Thankfully he had found us in time, as there was minimal damage but it was happening. Just as he had thought. 

Tyler came out and cleaned everything up, due to the built up water the old insulation was trashed. To help water filter, without it being intrusive to the crawl space, they laid down CleanSpaceDrain Matt. Overtop they laid down 6 mil vapor barrier, to completely seal the water into the soil. 

The crew also made sure to patch up the spot that was eroded by the water, under the patio, to create a tight seal. Leaving a joyous customer with knowing that the water would no longer seep in from any other crevices. 

This customer had water intrusion coming from the ground near her finished bathroom in her basement. She was worried that it may be causing other damage to her finished basement and wanted an inspection. 

Peter went out to do an inspection in her basement to see where the water was coming from and how we could fix it. Our crew would demo the damaged wall and we would install our patented WaterGuard system into the basement floor. Our WaterGuard system drains water unseen into the Super sump pump and out the discharge line far away from the house. We then installed our ThermalDry wall that is insulated air spaces next to the foundation wall and reflects heat back into your basement. 

The homeowner can now enjoy their finished basement without the worry of water damaging their basement again. 

This customer called wanting an inspection done for his crawlspace. Insects and water were getting into his crawlspace. The insulation was starting to sag mud was getting thru the vapor barrier. 

We sent out our team member Vincent to inspect the crawlspace and come up with a plan to ensure these issues get fixed. He recommended we install a CleanSpace Encapsulation system. Along with our CleanSpace barrier, we would put in a TripleSafe sump pump that has three pumps built in one being a battery operated pump, in case of a power outage. We also installed SaniDry Sedona dehumidifier and air purification system. This customer also had a support beam uneven so we installed a SmartJack that is a steel pier that won't rot away or sink. We finished the crawlspace with an EverLast door that leads to your crawlspace and is an airtight seal and won't rot or rust. 

The customer was more than happy for Manuel and his team to get started on his crawlspace. He never has to worry about water or insects getting under his home. 

A property manager called because one of his properties had water leaking water around the foundation. He called John's Waterproofing because we had done work on another one of his properties and he liked our quality of work. Our inspector, Jacob came out and suggested installing Thermal Dry walls, our patented Waterguard system and a Super Sump sump pump.

Gordon and his team promptly set out to waterproof the basement. They installed Thermal Dry walls, a flexible material that goes over concrete or stone walls and improves comfort and energy by reflecting heat back into the basement space. The Thermal Dry walls work with the Waterguard perimeter system by directing the wall seepage into the drain. Waterguard collects the walls seepage and directs it to the sump pump. We installed a Super Sump sump pump that has a built-in alarm if water levels get too high.

The property manager is happy with his new system and can rest assured knowing that his property's basement is waterproofed.
